Be careful on that one, as I think it only applies to "Homes & Villas by Marriott Bonvy" not their normal properties.
I'll say this - I've had an offer similar to this before, except it was only for Marriott properties (not Courtyard, Fairfield, etc). I went to a Marriott hotel, bought a physical GC (which took some effort as basically no one there knew how to process such a charge), then used it at a Residence Inn. The transaction (only for a physical GC) triggered the promo. It worked out for 2 reasons - I wanted to use the transaction for a hotel that wasn't explicitly mentioned as qualifying (but Marriott GC work for all Marriott hotels) AND I wanted to use it for after the promo expired (GC's don't expire).

I am thinking of doing the same for this promo , but as I said buying a GC in person was quite the anomaly last time. In fact, IIRC I had to go to 2 different Marriotts to do it - the first one said they didn't even sell GC.

When it comes to triggering the promo, these promos usually have all these T&C however I find that "no GC" is common yet is basically ignored; e.g. the Best Buy promos always say that but you can buy GC no problem. That said I would try to stick to the TC as much as possible. So for example:

"Qualifying purchase means a purchase at a participating Marriott Bonvoy® property made during the offer period"

AmEx does get a lot of info about purchases from merchants, but one thing is for certain is that all merchants have a merchant code, and they'll absolutely be able to tell if you purchased something online vs. @ B&M, so to give you the best chances of triggering the promo, I'd go B&M and buy the GC. That's no guarantee it will trigger though.
Had 20% up to $60 on my Amex Bonvoy. Last week I used the offer to purchase a $300 gift card from the front desk of a local Marriott resort and the cash back has already posted.

Thanks.
There's a Residence Inn and Townplace Suites nearby.
I will try those first.

It doesn't trigger with egift purchase. It'll trigger with an in-hotel GC purchase. I only got 20% back upto $60.

On one card, I had $100 off $300, nothing on my Amex Plat, but I also had a $120 off $300 my wife's Blue Cash.

Check each of your cards again. I noticed that there are 2 Bonvoy offers. I had $250 off $1000 at the top of the list. Scrolled down to find another Bonvoy offer for $120 off $300

Does buying an eGift card trigger this bonus?

Be careful, I got screwed on the recent IHG $120 back on $300 where if you look at the fine print, most of their properties were actually excluded. Not sure if it's the same on the Marriott offer but really look hard at the fine print and make sure your destination is not excluded.

Does anyone know when Marriot processes their payments for "Homes & Villas"?

We're looking to book a reservation for early May, which would be after the promotion ends for me (4/15/24).

What is the best way to verify the property qualifies?

My offer states:

DETAILS
Get a one-time $120 statement credit by using your enrolled eligible Card to spend a minimum of $300 USD in one or more purchases on room rate and room charges at participating Marriott Bonvoy® properties in the U.S. and U.S. territories, Canada, Mexico and the Caribbean from 1/12/2024 to 3/31/2024. See terms.

OFFER TERMS
Enrollment limited. Must first add offer to Card and then use same Card to redeem. Only U.S.-issued American Express® Cards are eligible. Limit 1 enrolled Card per Card Member across all American Express offer channels. Your enrollment of an eligible American Express Card for this offer extends only to that Card. Offer valid only at participating Marriott Bonvoy® properties in the U.S. and U.S. territories, Canada, Mexico and the Caribbean. Reservations must be made online at Marriott.com, via the Marriott Bonvoy® App or by calling 1-888-236-2427. Excludes Marriott Vacation Club®, Marriott Grand Residence Club®, Design Hotels™, Protea Hotels®, Marriott Executive Apartments®, Homes & Villas by Marriott Bonvoy®, Vistana Signature Network and Vistana Residence Network. Excludes gift card purchases.

Not valid for online retail purchases, hotel amenities or purchases of Marriott Bonvoy® points. Qualifying purchase means a purchase at a participating Marriott Bonvoy® property made during the offer period with your enrolled American Express Card and which is in an amount totaling at least $300 USD as posted to your account, following conversion from a foreign currency, if applicable, in accordance with your Card Member Agreement. Offer only valid on room rate and room charges. Offer not valid for lodging stays that are paid for before the promotion start date or after the promotion end date. Offer is non-transferable. Limit of 1 statement credit per Card Member. You may not receive the statement credit if we receive inaccurate information or are otherwise unable to identify your purchase as qualifying for the offer. For example, you may not receive the statement credit if (a) the merchant uses a third-party to sell their products or services; or (b) the merchant uses a third-party to process or submit your transaction to us (e.g., using mobile or wireless card readers); or (c) you choose to make a purchase using a third-party payment account or make a purchase using a mobile or digital wallet. Purchases may fall outside of the offer period in some cases due to a delay in merchants submitting transactions to us or if the purchase date differs from the date you made the transaction (for example, the purchase date for online orders may be the shipping date).

Statement credit will appear on your billing statement within 90 days after 3/31/2024, provided that American Express receives information from the merchant about your qualifying purchase. Note that American Express may not receive information about your qualifying purchase from merchant until all items/services from your qualifying purchase have been provided by merchant. Statement credit may be reversed if qualifying purchase is cancelled. If American Express does not receive information that identifies your purchase as qualifying for the offer, you will not receive the statement credit. Limit 1 enrolled Card per American Express Card online account. The enrolled Card account must be active, not past due, canceled, or have a returned payment outstanding to receive the statement credit. Any benefit earned from this offer is in addition to the rewards (i.e. Membership Rewards or cash back) earned as part of your existing Card benefits, but your ability to earn spend-based rewards for the purchase will be based on the amount after any statement credit or other discount is applied. Amex Offers are available for varying and limited periods of time and are dynamic and personalized. If you navigate away from the Amex Offers page, you may see different offers when you return. For questions regarding your Card Account, please call the number on the back of your Card. By adding an offer to a Card, you agree that American Express may send you communications about the offer.

If I'm staying at Marriott after the deadline but prepay for the stay (i.e. non refundable), my read is that will qualify. Do you all read it the same or have experience with that approach?

FYI fine print for this offer on my card states "Excludes gift card purchases."

I had the offer on my card earlier today, but then I just went back to look at my offers and now it's gone. Very strange.
