FES: This is the P5 Royal analog, in that it was an expanded re-release of the base game with additional story after the end of the base ending and a few improvements littered throughout. This version has the most dated gameplay, the most egregious example of which is the lack of party-member control in battles. I actually like this, but most people prefer being able to direct their teammates as they see fit.
Portable: This is a visually stripped down version that lacks 3D overworld locations, instead opting for a point and click style navigation. The game feels decidedly visual novel because of it. The anime cutscenes (a Persona staple) were also cut. What it does have going for it is the ability to play through the story as either a male or female protagonist. This is actually much more than just window dressing, as while there aren't huge sweeping changes to the overall narrative, a lot of the social aspect of the game is very different. There's new characters, new music, and additional interactions with existing characters.
Reload: This is a ground up remake of base game P3. It (in theory, though early previews were promising) looks and plays similarly to P5. However it lacks the additional story post-ending of FES and the female main character option of Portable. It is possible that these may be added later via DLC or re-release a la Royal.
All that being said, if I were to make a recommendation it would be that if you were only going to play through P3 once then I'd say wait for Reload. If you were at all interested in a second playthrough then I'd recommend Portable. The FemC route really changes the game in some unexpected and great ways.
I may like Persona a bit too much...

P3Remake is a complete remake. There'll probably be a good reason to play the original as well.
