Got one off of auction site for $50 with a broken plastic collar. Collar was just $8 from Moen. Really easy DIY solder installation. No bypass needed. Just keep the spacer tube and use it to replace a failed unit by turning of the main water supply, removing the Flo and putting the spacer in its place.

Has been working perfectly for about 6 months. Test mode came up with a tiny leak at a toilet that I quickly fixed. Have to put in sleep mode before the wife washes her long hair, or it thinks there is a leak and sends a warning before shutting off the water. The Flo tests itself each night by shutting off for about a minute and then turning on again. it does buzz as it turns on and off.

Moen changed the impeller design to reduce the problems of rusting that users report. Even if you get rust on the impeller, it is a really simple fix, or just replace it with an $8 kit from Moen.

Our insurance company offers about 25% off for these, but the negative reviews are overwhelming! The Home Depot listing for this is littered with bad reviews.

I've had mine for over 4 years, no issues and it has saved me from both my laundry room and kitchen getting flooded in two separate occasions. Plus probably about a hundred other times when a toilet handle or flapper gets stuck. I wouldn't hesitate buying a new one if my current one dies.

I would rather spend $500 again, than go through the hassle that is insurance claims in my state and then getting dropped from my carrier for having filed a claim.

if your provider is Ladwp, the flume is only $25.

Edit: Moen has a solenoid valve, which makes it superior to Flume.

While it does not automatically turn off water supply, it is excellent at alerting on leaks, high usage, creating budgets, and just overall usage monitoring.
No cutting of pipes, fits around your water meter. A bridge connects to your wifi and the flume sensor on water meter talks to bridge.
App is great and their support via chat is excellent.
Seems much more versatile and less expensive.
Thank you for bringing this up. I purchased Flume a while back but returned it once I realized that some of their features (which previously were standard) were locked behind a monthly subscription. Also my meter at the time was routinely submerged in the rainy season, and the Flume sensor was not supposed to be submerged..
It looks like they have since gotten rid of their subscription model and made all features available free. I think I will go back and purchase one for a rental. I was pretty happy with the hardware when I had it.

Agree with you but you need to know that this product was put on pause for at least 2 years because of problems, this should be the new version

You should install the valve right after your main valve and before your meter, this way you protect everything.
I will suggest a system with sensors so when you have a problem you know where to look

No, those valves need to be installed after your manual main valve.
This is a "SMART" valve that can shut off you water supply when you have a leak.

Have the Moen flo. It's quite useful. Have it hooked up with HomeAssistant -> Grafana so that I can have better access to graphing the usage (their graphs in-app are kinda meh).

Have it for 4 years. Extremely happy. Saved me from big and small leaks. Sadly, State Farm doesn't give you a discount on your insurance. It also shows psi and the current flow rate (and local temperature where installed). My daughter got one installed too. Main Shut Off then Pressure Regulator and then Moen.

Highly recommended. Water damage is expensive and the cost of this (minus installation) is less than most deductibles.

All of the bad reviews on the product page on Costco's website have nothing to do about the product itself and just logistics with Costco or one guy having the wrong email.

Same here. 2 occasions that shut off in 4 minutes after the first time where someone backed into the hose bib outside my townhouse and started a gusher in the driveway.
Washing machine drip was detected and shut down the water. Also it's perfect for vacations as we shut the water remotely As we leave for the airport.
Well worth it and I've had no issues except routing power to the unit in the garage when i installed. I'm putting another in my other place.
