Got one off of auction site for $50 with a broken plastic collar. Collar was just $8 from Moen. Really easy DIY solder installation. No bypass needed. Just keep the spacer tube and use it to replace a failed unit by turning of the main water supply, removing the Flo and putting the spacer in its place.

Has been working perfectly for about 6 months. Test mode came up with a tiny leak at a toilet that I quickly fixed. Have to put in sleep mode before the wife washes her long hair, or it thinks there is a leak and sends a warning before shutting off the water. The Flo tests itself each night by shutting off for about a minute and then turning on again. it does buzz as it turns on and off.

Moen changed the impeller design to reduce the problems of rusting that users report. Even if you get rust on the impeller, it is a really simple fix, or just replace it with an $8 kit from Moen.

Our insurance company offers about 25% off for these, but the negative reviews are overwhelming! The Home Depot listing for this is littered with bad reviews.

I've had mine for over 4 years, no issues and it has saved me from both my laundry room and kitchen getting flooded in two separate occasions. Plus probably about a hundred other times when a toilet handle or flapper gets stuck. I wouldn't hesitate buying a new one if my current one dies.

I would rather spend $500 again, than go through the hassle that is insurance claims in my state and then getting dropped from my carrier for having filed a claim.

I have this and i really wish that it let us choose what to do after sending an alert. Had to have my phone ready on the vanity to open the valve again during a shower when i first moved in. Also be careful of the plastic parts because the plumber on my place welded the copper pipes he had placed into the plastic fittings first, which partially melted the fittings and the seals in them, causing a leak later. Another plumber graciously fixed it during another job. Now after 6 months it's better and doesn't really shut off the water for normal use. With guests it can be finicky still. But it did detect a small leak which lead to the kitchen faucet eventually after some investigation.

A few thoughts. Pipe size is easy to determine with just a ruler. Put a a straight piece of anything against the pipe, stick the ruler against it and you can easily read the diameter. I am in my late 80's and installed myself with a cheap pipe cutter, steel wool to clean the pipe outside and fitting inside (very important!), solder, flux and a torch. Always heat the pipe on the other side from the solder and should get a good joint with a piece of solder not much longer than the diameter of the pipe. If you bursh some flux on the hot finished joint and then clean it off the pipe, you will have a beautiful, professional looking joint. Got the fittings at HD. If that is too much of a problem, Shark Bite type fittings can be used. Measure carefully, cut with pipe cutter, remove any burrs and install the fittings using the spacer included with the Flo to get the proper measurement. Takes only about 30 minutes to do, if you have all the tools and parts at hand.

The Flo will work even if your network goes down. Just Google - Flo by Moen local mode.

Yes, if you take a very long shower, the Flo will send a warning notification before shutting down the water. The same will happen if you use your hose to wash a driveway, etc.. The solution is to simply put the Flo into "sleep mode" with a simple tap on the app. I use the 2 hour sleep mode for these things.

A subscription is optional with the Flo, not a requirement.

You can put the Flo app on multiple devices, so anyone in the family can use it. Only one at a time.

Moen support was great in providing info for getting the parts to repair the "broken" Flo I bought on ebay. The black attachment rings and and impeller kit with retainer were $8 each and were shipped the day I ordered them.

No water company rebate in my city but my insurance gives $130 off per year for "whole house automatic water shut off" devices.

Black Friday lowest price was $400 for 3/4 inch version with no water leak devices. Lowest I've seen is 280-300 for this device in the last 6 months. Costco is giving 2 water leak devices on top which makes it quite slick

Discount is apparently a manufacturer discount but the only other site that was doing special pricing is Amazon. Pricing not as good and bundle option is different.
Interesting about the insurance discount. I'm checking to see if my provider offers a discount. Thanks for sharing.

Had this installed (came with our new construction build). Lasted only year and half before malfunctioning. The wifi no longer works and cannot connect to flo server. At this point, it's a dud. Flo support offered replacement at same retail price. warranty is worthless

I had one several years ago and it failed due to water ingress into the electronic enclosure, my guess was the temperature element . I was out of warranty and Moen sent me out a free replacement right away. So I guess YMMV. Best part about Costco is you can just return it.

Just FYI. I bought one at Home Depot as part of a package like this. They included everything EXCEPT the valve. Worse was I was an idiot and did not check the box until after the Home Depot return policy ended.

I did end up getting my money back by showing them the fact that my package weighed less than all the components. But it took hours of calls to HD.

Lesson learned to check the box!
