Is there a proper way to find out if my area supports the 2Gbit speed without starting the order process? I did put my address in and it says FiOS home Internet is available but not whether the 2gbit speed is specifically

They're a business. If it was profitable to do so, they would. Most likely it's your city blocking it.

They're in every neighborhood around me; our power/cable/telecom comes from above ground poles. I can see the fiber on poles running down a street 5 houses away. You can take a look at coverage maps and figure out pretty easily they base decisions on property values of homes.

A valid argument if they hadn't received tens of billions in funding to expand utility services by the government. It's not profitable for power companies to provide service to many of their customers, but they do because that's the mandate placed on them.

Subsidies are part of the profit calculation. The whole purpose is to provide an incentive for the companies to engage in behavior that would otherwise be unprofitable. Even in scenarios where they profit, they're providing a public good. If an area can't provide the adequate profit margin, guess what? They have to pay up in subsidies.
