Cheapest you can build this your self is like $760 that's with the cheapest RAM, SSD and motherboard without Wi-Fi. That will effect performance.
With decent RAM, SSD and Motherboard would cost about $871. So I'd say this is a good deal.

Costco will have a similar specs desktop deal next week, will be $850 but 32GB RAM and 2TB SSD so double this one, cpu and gpu is the same, but you get 2 years warranty, you can buy local and you get 90 days returns if something goes wrong, IMO costco deal is better.

Do all prebuilts like these have proprietary parts?

Bought a prebuilt Lenovo 5 years ago and it was fine at the time.
Can't upgrade PSU, as it's proprietary. Motherboard is too, limited sata ports.

Just don't want to make the same mistake and buy another prebuilt with proprietary parts.
I'm leaning to building my own, unless a good deal comes up.

That's the Costco Deal, also CyberPower doesn't use property motherboard, case, or PSU. After the 2 years warranty you can replace it yourself if something fails. For me is a no brainer Costco deal is way better. Costo deal can be buy online without membership as well.

Save your money. You will be extremely disappointed if you bought this to play any games. The 4060 is a bottom barrel graphics card. Not even high settings on 1080p graphics. Better off waiting for a better deal. Fine if you don't game.

Not sure what games you've played on an RTX 4060 but it can most definitely run most games at 1080P high settings.

A 500 watt power supply is not sufficient to drive an RTX-4060.
At least 600 watts are needed.
