If your area doesn't have a reliable 5G the connection will kick to 4G which is very capable but its speeds will be 4G speeds, which of course will depend on the cell towers in your area. But T-Mobile is constantly expanding its 5G network.
Also, if the 5G signal in your area is weak, the home Internet device location in your home is critical, and it should be in a window facing the cell towers.
If you get the Amplified T-Mo device that has the external antenna connection you may want to consider getting an external 5G antenna sold by T-Mobile and by other companies like Waveform I think. But that involves an additional expense.
The Rely device doesn't have external antenna connections, so you should not get that.
This offer seems to be $35 installation + $65 first month + $60 subsequent months.
The Amplified is another $10 expense plus antenna expense from other providers.
I'm almost wondering whether the Xfinity NOW internet would be a better deal? It's supposed to be 200 mbps for a flat $45 - with free installation and no other charges every month. Any thoughts on that? Thanks.

Like you, I have T-Mobile HI for a few years now and that's how it works.
Now, if you take the T-Mo SIM card out of the T-Mo device and you use it on a different hacked device you'll see all data counted as just data and you'll run out of data very quickly if you do a lot of streaming.
Best to use the SIM card with the T-Mo approved device, UNLESS you can spoof the IMEI of the non T-Mo device to match the IMEI of the approved T-Mo device.

Also a question - in my home area the cellular 5G of T-Mobile isn't great (tried Metro/Mint).
Does that mean that the Home Internet would be low speed and not good?

Some guy ask if TMHI is data capped, and the easy answer to that is NO, its unlimited as stated on their sale page, but will slow down during Congested hours or depending on Cell Tower Load. You are adding random information nobody asked for.

But remember, Xfinity has the 1.2Tb/mo. limit, but I believe that includes video streaming, which T-Mobile excludes.
I don't think Fios has a monthly data limit.
BUT, IF you are willing to experiment with the T-Mo HI, you may want to try it for a couple of weeks and just return it if not satisfactory.
Just make sure of the duration of the return period without any charges, 7 days, 14 days, 30 days, etc.
It may turn out ok in your area.

It's not just tower dependent because of tower congestion, BUT there is further speed reduction if using >1.2TB/mo., due to data prioritization.
I don't think it's possible from the T-Mo HI account usage pages to determine how much data is due to video streaming and how much just hard data up/down.

It applies to hard data, like say, you download an operating system like Win 11, Linux, etc., or exchange huge files from your company's servers, get and send large email attachments, uploading and downloading to various cloud storage servers, and other similar situations.
Using 1.2Tb in one month in the above and similar ways is next to impossible for the average person or average family, even if all in the family are in work-from-home and/or school situations.
T-Mobile notifies internet customers approaching the 1.2Tb data usage limit by email and/or text.
IF one, say, uses 10Tb/mo. data and have not received such email this would indicate that the 1.2Tb data usage was not near, but most of this 10Tb used was the Binge On Streaming video optimization data that doesn't count as part of the 1.2Tb of high speed data.
Even Xfinity has the 1.2Tb/mo. limit, but I believe that includes video streaming, which T-Mobile excludes.

Individuals and households using several TB to 10TB and more per month means that there are various devices streaming video heavily in the household and very likely quite a bit of 4K video content.
These are the households/individuals that will benefit from the T-Mo home internet with the Binge On feature.
Unless one can get Fios at a reasonable monthly price which doesn't have any monthly data limits.
But certain other hard wired cable providers do have monthly data limits, usually 1.2Tb, and that includes all data including video streaming.

Do a speed test on T-Mobile on your phone (any 5g phone will give you a pretty good idea) and that's the fastest you'll get, but it's prioritized lower so if it's crowded you'll get very slow speeds.
