Can this be converted to a regular grill? Do I just buy a set of grates and I should be done?
I like the idea of a griddle, but would also like the option of converting it to a grill.

No, you cannot just slap grates in place of the cast iron flattop, because the have different bellies, burners, heat distributors, catch pans, mounting... but the opposite is is true that many companies make grate grills with griddle top inserts in place of, alongside, or sitting on top of the grates.

I have been tempted to get a griddle grill but I remind myself that it is a griddle and not same as cooking on a grate. It seems to me it is better go get a regular grill and put a large cast iron griddle on top if you want to make large number of pancakes, eggs or bacon...

Not trying to sway you one way or another, but I was in the same dilemma not too long ago when I realized I could do anything that I could do on a grill that has grates on a griddle (with the exception of making grill lines). However there are things I can do on a griddle that I can't do on a grill. The heat transfer is not efficient enough to put something like a cast iron pan on a grill and have it work like a griddle I've tried it just doesn't work well. I even got a Weber griddle insert to put on top of the grates that covers the whole grill and it still struggled to really get it up hot enough. Just one person's perspective.

Ive been using this griddle fairly often for a about 2 years now. still running strong and heats up pretty well. even at low heat, the surface heats up quite fast and can get hotter than my friends blackstone.
i will say the grease capturing system sucks.the holes are in a bad spot and you end up never cooking 2"-3" from the left and right. so you really end up with 30" of cooking space. if food drops in there its a pain to fish it out of the grease funnel pipe. if you dont clean it out and oil builds up, you can easily get a small grease fire in there. If i could find a small steel plate to cover the holes on the cook top, i think it would be a lot better.

Opposite experience for me using my Weber Genesis (with searing burner). I can get that grill over 600 degrees easily, and I've used a cast iron griddle to sear steaks and burgers. It isn't quick but does work if you give it enough time. I hate the clean up though!

You should do it the other way. Get a grill and then you can slap a plate over it to make it to a griddle. They sell griddle plates for grills.

Why would you do that? Just buy a grill and set a cast iron griddle on that.
