thanks for quick reply. guess I'm not following. I buy this, then pay $10/mth in perpetuity if I want to control app from my phone? or is the $10th for advanced features like geofencing, camera storage, etc? had a Genie that was quite user friendly at previous house. current place uses Nexx on some old chainberlins (maybe 15yrs old), which makes a dumb garage door opener connected. curious if its worth it to do this but not if it's $10/mth for every ~10+yrs..apologies for the newbie questions..
He's blowing smoke up your ass lol. "Radio" controlled garage part is free! The remote. App opening and close is free. The part that costs is the video

No go in Comla, CA. They have 5, but it's not on any sort of clearance. Even double checked with both Customer Service to check the in-store price, and the employee working in the Doors department.

How much does it cost to have someone install this. I asked around and people are quoting 400-600$ and I have no idea whether thats the usual cost...
If your garage has an existing garage door opener (perhaps screw-type), then this is an incredibly easy (1 person in 2-hours or 2 people in 1-hour) install. It will use the same mounting location of your existing opener and the rail (for the belt instead of the screw) will follow the same path along your ceiling. I was able to swap my screw-drive out for this belt-drive a year in a couple of hours. It's been operating flawlessly since.

Elmo is exactly right. The app (MyQ by chamberlain) is free to use. I have a few automations set up through the app that automatically close the garage door at certain times of the day. I've also got one that turns the light on whenever motion is detected (which uses the built-in camera of the higher-priced unit). Given this model doesn't even have the built-in camera, you couldn't pay for a subscription if you tried, as live video feeds and storage are the costly features.

Belt driven models are pretty quiet. The mechanics of your door will be louder than this opener.
Totally agree. When I installed this, I immediately wanted to upgrade my guide wheels because they were now (literally) the squeaky wheels that got my attention.

Just had someone installed this exact model for me in Chicago last week. Costed me $600 for everything (the opener + labor + tax). So I think the labor itself is about 300+. If your garage door is larger than the standard 7' you will need an extension kit, which will cost you extra $$

I have 3 Chamberlain 1/2hp openers right now, maybe 10yrs old. will this be stronger? I replaced a Chamberlain a couple of years ago with a Genie that was higher hp and felt like it wasn't strong enough.

Just put one in my cart in Normal IL. One more left on the floor even though the app only shows one in stock at the moment

home depot shows the install for $178 but it says you have to have it delivered.

Snagged one north of Dallas this afternoon. Multiple other locations nearby show they are in stock and on clearance.
