I specifically purchased this monitor to use with my racing simulator and have been using it for several days. The build quality is excellent and feels premium. There are a couple of minor things to keep in mind, which were not dealbreakers for my needs. This 2023 model does not support HDMI 2.1, which limits the frame rate to 100 FPS (HDMI only). The DP and USB-C modes work up to 175 FPS. The speakers are not good, but I don't use them. I believe the USB-C charging is limited to 65 Watts, which is also a non-issue for me. For the money, this is one of the best values available for a high-quality OLED, and it comes with a 3-year warranty. For $500, you can't go wrong, IMO.

Why would it burn in if you are using it for gaming? I have an IPS Black screen for work.

I'm looking to 'downgrade' from my 48 inch OLED TV, mostly in size.
This any good? or should I just wait for the costco MSI deal at this point.

No, but the coating is very subtle—the colors pop. It also does well in my lit room and doesn't have a deep purple tint. Not too many OLEDS are glossy, especially for $500.

I like it. The 3440 x 1440 resolution works well at this size. It's 110 DPI, whereas a 48" screen is lower. Additionally, it's significantly easier to drive high FPS with 3440 x 1440 than with 4K. Is the MSI deal at $500? They have a Samsung for $600, but it has terrible reviews, and the Tizen software has a lot of bugs.
