the benefit of custom build itx is that you can pack in a lot of power with good cooling and fit a big ass graphic card, which the NAS aren't really needing that. instead, a small form factor that allows for a bunch of drives, quite, power sipping, with good OS functions are highly desirable. when you add the cost of power supply, the motherboard with good I/O (e.g. 10Gbps ethernet with 6+ SATA interfaces), you are quickly approaching the cost of the prebuild one like QNAP 951 (i think i paid about 500 dollars, 7 years ago). you just aren't going to find a custom 9 bay nas anywhere near that form factor and price, and with software and feature support for years to come, not to mention you don't have to run a bunch of wires yourself.
i build my own machine, and for a period of time, had to build NAS/SAN for some work related tasks. even though i have personally build some of the top of line storage solution that cost a fortune, i just don't see the value of doing a home unit when there are so many commercial ones are available.
