I have this model and find it does an exceptional job of avoiding stairs and other 'drops' without doing anything. You can also mark off an area with a virtual wall so it won't even try to go over a drop area. I have been really happy with it on hard floors, textured concrete (looks like tiling) and very short shag carpet. We have it run every night in the early AM through the main part of our house and it has been doing a great job.

Im trying to buy a robot vacuum in the $500 range. Are these the best out there right now? L40s ultra or X40 ultra? Also would these work with Home Assistant?

Get the L40 Ultra. Vacuum Wars rated it better then it's older X40 Brother and is cheaper currently!

The L40 is the X40 but newer and cheaper and according to reviews better. Also works with smart devices.

One of the best vacuums I've used till date after my Dyson V10. Have been using this since July this year it Works like charm and avoids getting stuck. Has mapped my house pretty welll over the last 6mths and precisely gets to a spot I want cleaned. Would highly recommend. Bought this refurbished on eBay for $419, they pretty much sent a sealed box felt like new

Bought this a month back and it's great at navigation and detecting steps.

Also detects carpets and skips mopping them. Lot of cleaning customization options like , vacuum speed, vac first vac and mop, fee cleaning


Also tells if it detected dirty floor and recommends cleaning again
