I've looked at several local HVAC companies "annual contracts" and none of them actually seem to do anything for the annual visit beyond "inspection". No one is saying they'll clean the evap or condenser coil - something that might actually be nice to do before summer. None of them clean the blower wheel or anything like that. I'm sure they'd be happy to charge you more to actually perform some maintenance.
This "deal" should be legally marked as an ad, in fact it's worse than an ad because you are paying their gas money to come out and rip you off.

I am not sure about cleaning a coil but if there is one and its accessible I am sure they would do that, as far as cleaning the blower motor again if its accessible they should do that if you are ordering a furnace checkup or service. They also inspect things like hoses. However if its something like entire house duct cleaning they will not do that because that's a big job. The AC checkup and the furnace checkup are also 2 different things.
One year I had a checkup and they warned me a part might go on the furnace, the furnace kept getting louder over the next month so we called and they came out and replaced the part but they didn't upsell me on the part right away or anything like that so that was great thankfully we did that because right after we got the part replaced we were hit with the biggest blizzard ever in my area so that was great timing on my part. So this is the type of thing the furnace inspection does they warn you about problems so you don't end ujp in the middle of a blizzard with no heat.
its like paying for an replacement estimate.... which is mostly free.
