Just my two cents, if your doing home automation do it right. Get only non cloud based devices, they might cost a little extra here and there but when things go down, do you want to be regretting it when things are already not going well... Local based automation is far superior and always will be, because even if the world is ending the stuff will work, or the company goes out of business.

Depends on what you find comfortable and affordable.

The dehumidifier will do a large portion of the work for keeping the house safe from mold

YoLink is more based in America than X-Sense is, they offer an official Home Assistant integration, and notably, they have a "local hub" that you can buy to connect with their LoRa devices that will work even if their servers are shut off (though it's $200 and out of stock).

I have a large set of X-Sense devices around the house already including the sensors you linked. There is an unofficial HA integration that works great, though it depends on the cloud service staying up.

I kind of would prefer to be using YoLink but at this point I feel stuck enough with X-Sense. That X-Sense devices are always cheaper doesn't hurt. At some point I'll probably get the YoLink auto valve actuator for my main water shutoff, though.

Cant go wrong with any Zooz sensor. Their all in one new 800 series is long range Z wave too, so all you need is a hubitat or a compatible smart home hub and you are good to go. They are even on sale right now.

I've been using YoLink for years now and I have a bunch of these T&H sensors, they work fine BUT what I really don't like about them is that they do not update on a regular basis, they update on a temperature/humidity differential. For example, (I'm using random figures because I can't remember what they actually are), if the temperature in the room is 70 degrees F, the sensor might read 69 degrees F for an hour because the temperature differential between 69 and 70 is not enough to update the sensor's display. That may not bother some people, but personally I would never buy these again because of that, I want the readings to be in real-time.

I've got a Yolink motion sensor in my mailbox within one of those metal community mailboxes so that I get notified when the mailman arrives. The long range LoRa signal is no joke. The mailbox is two blocks away and around a corner, with a cinder block wall and a number of houses between the sensor and the hub, and it works great.

I have these temp sensors and many others, love their product, though I am an engineer ther system is great for non-tech people too.

I had their leak sensors and did not last and alot of issues. I have been using Govee and they have many types of devices that can conect to one app one hub. Iwould not recommend Yolink
