All three items must be added to cart through the pc builder tool for the 10% savings to apply. The build list I linked in my original comment already has the three items, you can just add it directly to cart, and the price will drop to $148.69 for the cpu+mobo+ram in cart.

Examine your power supply. You may want to ensure that you have an ATX CPU 4+4 power connector. Your current motherboard only requires a 4-pin connection, but your new motherboard is likely to require an 8-pin connection. Plenty of older power supplies implemented support for this as a split 4+4 connector. Though you're unlikely to be drawing loads more power than your current setup with something like the CPU in this deal, a power supply too old to have the necessary connector might warrant replacement before this kind of upgrade.
Also consider that you might want to ensure that your existing Windows setup is registered with a Microsoft account. If you register a Microsoft account with your Windows 10 installation this should qualify you to reeceive continued security updates through October 2026. More importantly, when you swap your motherboard and CPU this registration will facilitate reactivation of your Windows license.

Lastly, once you have swapped your motherboard/CPU/RAM you will have at least one more key hurdle to clear before you are eligibie for an automatic update (via Windows Update) to Windows 11: converting your storage and BIOS mode from legacy operation (MBR) to UEFI/GPT. You may want to backup your storage, but assuming you have plenty of space on your drive:
- Open Command Prompt as Administrator.
- Validate the conversion: Type mbr2gpt /validate /allowFullOS and press Enter.
- Convert the drive: Type mbr2gpt /convert /allowFullOS and press Enter.
- Change BIOS to UEFI: Restart your computer and immediately enter the BIOS/UEFI settings, changing the boot mode from "Legacy" or "CSM" to UEFI.
