Not saying I agree with their current prices, but you should be reasonable with your expectations as well. Costs have risen over the years. They might as well close their shop if they are going to sell at $5 because there is no money to be made after accounting for food costs, labor, overhead, and royalty fees.
Conservative estimate:
Ingredients: $1.50-$2.00 per sandwich
Labor: $1.25 per sandwich (minimum wage is $17/hr in my area)
Subway takes 12.5% cut of gross sales: $0.63
Now account for rent, utilities, and other expenses, and it is a breakeven at best at $5.
