Getting one of those was one of the impractical suggestions I'd said at the meeting wouldn't be workable. There are 103 lots out here, not all of which have houses on them, and the dues are $250/year (freshly raised from $150), most of which are devoted to the rather expensive task of operating and maintaining the high-production deep-well pump whose function is to drain the underlying aquifers and empty them onto the side of the highway.

Yes, really. We used to out in the middle of nowhere, but the county underwent a tremendous growth spurt, resulting in a shortage of groundwater and aquifers being depleted faster than anticipated...so, in order to keep using our wells (and there's no city water here; the alternative is to have it trucked in), the courts determined that we have to pump prodigious amounts of water out of those depleted aquifers and pour it along the side of the highway.

Colorado water law is a strange thing. But I think they did recently pass a law that makes possession of a rainbarrel no longer a crime, which I think is a positive step.



Odds are if I (or anyone else) even expressed a willingness to accept the position, the current president would do a little dance and hand over the crateload of work that needs to be done. As I said to him at the meeting, I think we would all just die if he stepped down. I may have a more "laissez faire" policy when it comes to what people do on their lots, but there is no way I could handle a tenth of what he does (without cutting further back on some of the things I need to do that I'm already way behind on).

Being the official keeper of the legal documents and the person who pops up to say, "actually, the covenants/county zoning/state law says you *can* do that" is what I can manage--and the rest of the board is willing to accept that I do tend to disappear from time to time. (I'd have to stop the vanishing act if I were the president.)







I see other owls often enough, but no more great horned owls (as far as I know). They'll sit on my roof at night, but because my house is like a square doughnut, I'll see their shadows in the moonlight when they're sitting together. At least I notice them more often when there's a pair of them up there.



I think everybody is okay now. There have been llamas out here for, um, twenty or thirty years, but all of a sudden one of the board members became convinced that the state water engineer might be conducting aerial surveillance of the neighborhood, detect the unauthorized presence of llamas, and shut down all the wells in the area. The covenants (and the water case that resulted in having to irrigate the highway) limits each lot owner to four horses--but it says nothing about llamas. Since the county zoning refers to "large animal units" and considers llamas to be less than or equal to horses for zoning purposes, my interpretation was "no big deal." He thought it was a huge deal, and it all ended up turning into a long-running legal battle to try to prevent the impending llama alpacalypse that would kill us all.

I thought it was a waste of time all-around, and then the lawyers got involved and it became a waste of time and money. In the end, the llamas are still llounging around, the wells are still pumping, and the state water engineer never made a sound (even when his office was contacted on the matter). But, as in all things, the lawyers got paid, so they were happy.



I don't think it is. You can love others and wish them a happy and successful life...somewhere far away from you. I certainly don't wish ill to anybody, but there are some people I know will not make my life (and the lives of other people I care about) better by being around me. Forgive the snake that bites you because that is part of its nature, but don't forget that it's a snake.

Trust people, but trust them within their limitations. Some people aren't good with money, but are great friends otherwise. Some people are not good when it comes to dealing with vulnerabilities and openness in those around them. Part of accepting who they are is accepting their limitations and, where necessary, not setting yourself up to be hurt by them.

I only lived in a place with a HOA once, and our Restrictive Covenants were about a zillion pages long

actually, I think my house now has some, but there's no organization to enforce them and no dues
I do know that x feet from the lake any property owner can access the lake no matter who's yard it is, and no clothes lines.

Well If I ever won the lottery or became rich some how, I'd build a house on one of your lots, and as a recently retired know it all, I'd totally become president and I'd be all and I'd write the COOOLLLELSSSTTT newsletter ever but only digital distribution because we are saving trees

Oh and I'd wear my sexy business suits and glasses to the meetings and put my hair in a bun. Then after the meeting I'd take out one bobby pin and let it fall down and be like ooohh that feels good and then it would start to rain out of nowhere and I'd be getting all wet.........

LW is a sweetheart and not big on changes, so as she gets older I try to honor that more and more. The poor kid, when I was away for a month. Mom said she'd stare out their picture window all day long (shed do that when I'd dump her off there for days long binges too, but I never snapped out for a month )
