Renting advice - No OT please :D

My roommate may be getting a promotion to another city, so he said I should look for new places. Even if he doesn't get it I'm tired of him anyway.

I found a new place. Wondering what you all think of it? It's $400 a month. It's an elderly couple's home, they are living downstairs in an efficiency room in the basement and renting the 4 main rooms on the 1st floor. There's 2 guys there now. I think one was 47, one was 60 something. One works on Ft Bragg the military base, he's gone most of the time they say. He's not military, he has a government job and is often out of town. The other guy is very quiet, keeps to himself. They currently have 2 rooms vacant.

The room itself is pretty big. Comes with a dresser and an average closet. They have a nice dining room, and a smaller sized living room but it's very elegantly furnished. The kitchen is pretty big. (or maybe just big compared to my town home). The entertainment room is big. Has movie theater style couch, the kind that's very big with cup holders. I think there's seats for 5 or 6 people.

Then they have a man cave, which everyone is free to use. It has 2 couches, a pool table, an air hockey table, a bar with stools and table. And there's a TV down there too right behind the bar. There's a door that leads outside, right into a swimming pool. They take care of the pool. It's covered for the winter.

The neighborhood is nice. Mostly older retired people live there. 1 house next to them is completely vacant, been empty for 10+ years. The other neighbor is an older quiet couple. The owner has 3 vehicles, told me if I ever had car trouble I could use his vehicles. (1 truck, 1 car, and something else).

The place is 7-10 minutes from my job. Also 7-10 minutes from Wal-Mart. About 5 minutes from the mall (I go to the mall once every 6 months). 3 minutes from a Planet Fitness and movie theater. And minutes away from other restaurants. It is not right next to the 2 busiest roads to get to Ft Bragg so there's not bad traffic.

My only concerns are the number of people living there and their age. 4 people kinda sounds like a lot. And since I'm 27 I'm wondering how I'll like old guys for roommates. One the plus side I like quiet evenings and all my friends around my age want to party or they stay up till 3 in the morning then drink Red Bulls and coffee all day at work to stay awake. I hate that and much prefer a good night's sleep.

I checked out the place today. Very clean house. You can tell they take pride in it.

Also looking for advice renting from strangers. I've only ever roomed with friends.

I have no idea what market rates in your area...what's a typical 2 bedroom apartment go for?

Also, do they still call it Fayette-Nam?

A few of the low end places around town charge about $400 a month for a 400 or 600 square foot place and they are shit holes. If you Google Cambridge Arms you can't even find a link to the site to find out about renting, rather you are flooded with local crime stories.

Step up from there is about $600 for 2 bedroom + utilities. Plus all the stuff owned by rental companies want a month's rent as a deposit. I can't afford 2 months rent at 1 time.

I mean. That's a long term brothel situation. I don't think I could do it. We normally do rent a room on Airbnb and I think I could see it if I never saw the other roommates. Do you share a kitchen and a fridge? Those would be my main concerns. I would probably have my own fridge in my room if so. How do you know you aren't going to be trying to cook a meal at the same time as someone else?

How much are you saving by renting this room? Like how much is a typical 1 bedroom apartment in your area?

Personally, the idea of sharing amenities like that (kitchen, bathroom, living room) with that many complete strangers would make me live in a shoebox-sized studio before that arrangement.

$400 is pretty cheap, especially if it comes with utilities. It's really up to how well you think you can handle living with people you don't know well (yet).

I don't think if they weren't clean and mostly quiet that the elderly couple would let them stay.

It's honestly up to you and what you think you can afford and put up with.

What I was getting at with the 2 bedroom was one roommate = fewer people to have to deal with and potentially have issues with. So it sounds like maybe $300+utilities each? Nobody on craiglist (yeah I know, scary) that has an apartment looking for a roommate?

That's a lot of people, I don't think I could do it. However, I am also antisocial and have a part time job on one of my off days just so I can live alone. If it came down to it I would probably get a 3rd job to avoid living with roommates again. I really don't like the idea of common areas shared by more than 1 other person though.

Craigslist doesn't bother me. But just about everyone on Craiglist is stupid. Wanting outrageous amounts or have stupid living arrangements.

How long of a lease would you have to sign?

If it were me, I'd want as short a lease in the house as possible and save up as much money as possible to be able to get a place with one roommate.

I'm used to just splitting the rent and utilities 50/50 when sharing a place with one other person, assuming it's a 2 bedroom apartment. You're saying that's not what anyone is offering?


There aren't any colleges around, are there? College areas often have apartment complexes designed for roommate situations, where both bedrooms are the same size (and maybe two bathrooms). Also, they often have roommate matching services. And some might even essentially rent your 1/2 of the place and will find a roommate - I know that was an option at least in one complex in the college town I used to live in.

Not quite sure it's a brothel, unless there is some whoring going on...however, it does seem kinda weird, unless this was college... with younger people.

Having spent a few months as a live-in tenant in another person's house....nothing is more important to me than either my own bathroom or at least a very clean environment. Take that from a guy who normally has little issue with germs.
