You really don't "need" 2 states. You can always do your major state with the program (& mail in, no need to do an e-filing), and do the second manually

If I recall correctly, both versions have Schedule E that you need to file. I think the differences is the Premium has the guided questions to help complete the form, which the deluxe does not.

The trick I use every year: deploy the software on a VM. Take a snapshot before you choose the state. Finish one state, save/export/submit the files, then open the snapshot for the other state.

It's fine for filing married, but I think you'll need the Self-Employed/Rental version since you have some rental income for the year. The Deluxe version doesn't have this.

You need one Federal+State. I think you can have returns as many as you want, but I usually do two. At the filling time you will pay for the E-File on the state for both if I remember correctly....
