Nobody can tell you the future. Back in like March there were big sales, then prices went back to normal and we are just now seeing those sales prices again for come CPUs. There has been news of CPU prices from Intel and AMD going up on existing parts due to inflation and the high cost to produce them.

Personally I think now is a pretty good time to build, I dont think the 12700k will go any lower, Z690/B660 is very cheap as they are on sale as Z790/B760 replaced them (but arent that much of an upgrade), DDR5 prices have tanked and are very cheap right now too. Maybe you can save a bit of money waiting 4 months, but I doubt youll save enough to justify waiting that long.

If you're just gaming, I'd no doubt on hop a Ryzen 5 7600 with DDR5 5600 CL30-32($80) and a $120-$150 B650 mobo.

If you're stuck on Intel, it's probably best to go with DDR5 so you won't bottleneck your 13th gen upgrade. The 12700K bundle is much better.

I think it depends if they are clearing out inventory now because the thirteenth gen is here. And if that's the case it will depend on the inventory they have in four to five months. Anybody's guess.

I know the thirteenth gen is supposed to be a nice step up, but even still, I went ahead and just bought a laptop with the i7-12700H last month because I got a really great price on it. I'm guessing because they're clearing out the 12th gen laptops. Either way, I'm very impressed with the speed.
