make sure it's legit. Most people would kill to buy a rental that has existing tenants, but you don't want to buy into a mess. At the very least be sure there's a formal agreement in place.

If you do decide to rent with her just have her sign a basic contract. Best to have all your bases covered in case something goes wrong.
