Yes, you can get a 15 year loan under 3% with no closing costs today from provident. And rates are worse today than they were yesterday. Big banks are a rip off. They will buy your loan later...

Check out Provident, quick look at rates has them offering a $1,875.00 credit for 2.875% which should cover closing costs unless theirs are a bit higher than Box Home Loans.
