All of my lenders do HARP2 but for this loan product not all lenders are alike as they each have overlays to guidelines and pricing. The two major strengths you have is your credit and 105% LTV...

Hi Richie; From what you are saying it sounds like a straightforward 85% LTV HARP2 refi. Any lender credit can only go towards closing costs and prepaid expenses (i.e. prepaid interest & escrows)...

I was offered a 30 year fixed at 4% for total costs of $700-800 with an LTV of 110%. Payoff period on those costs is 2.5 months from a 5% mortgage.
