I've seen advertisements for as high as 130% of value. I don't think you will have any problem getting a loan or HELOC assuming your credit and income support it.

Well, we have the cash to do it front, but I'd rather hold the cash. I'd prefer a five year time frame (maybe longer if the interest rate is good enough).

Thanks. I know CU's often have more flexibility, but are they willing to loan if it takes you above 80% LTV?

Look into a HEC (home equity loan) from a credit union instead. Your rate will be fixed instead of floating.
