Home Depot is offering the 2HP model, regularly priced at $248, for $148 online exclusive this week. I have seen this once or twice at $198, but this is still $50 less expensive

The beeping isn't that loud. I have a room above my garage as well.
Beware using the wiring in the house. This unit doesn't like it. I had to rerun the wiring using Ryobi included wiring in order to get the door to go down. This was after owning it for nearly a year.

I haven't personally used any of the add-ons, so can't vouch for those. However, the battery backup does work well. FYI, the add-ons don't work on batter power just incase you install the camera or laser guide.

The electric motor should produce about the same level of noise. The difference is in the drive, meaning bar drive, chain drive or belt drive. Had a bar drive model, the noise was unbearable when operating.
I have a Lift Master w/ belt drive included with my house. I'd prefer it to be quieter have only sprayed garage door lubricant so far.

Why would they make it beep loudly if it's supposed to be extremely quiet...sigh. How loud is that beeping??
Our guest bedroom is above the garage, and I know our current opener makes a lot of noise.
Got the Chamberlain a year ago and it has been great. The wifi apps works all the time, minus the one outage recently.
