I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

The lenders title insurance is a service that you are free to shop for. Contact the lender and try to negotiate it down. If they don't work with you then you'll likely find better deal on your own.

Awesome deal. I got a rate 0.625% lower than my current one. Lender credits cover more than closing costs + $2500 amex credit. In my situation the interest rate was also as good or better than any other quote I could find.

No clue what's up with this company, but the way they handle communication makes them come off as not legitimate. Ever since clicking through, their "advisor" has been sending me emails. I have tried to reply, but they don't answer replies. Then she called when I couldn't answer, and sent a text message. I replied to the text, she didn't respond to that. She just continues sending me new emails that don't reference any prior correspondence. Almost seems like the emails/texts are all automated robots.

Do I need to add the offer to my card. It seems like everyone who has an Amex card can apply but without further assurance I would be very hesitant.

Within 15mins of filling out details on their website to look at offers, I got:
7 emails
2 phone calls
1 Voice message
1 Text message

I just wanted to check on rates/offers I didn't want so much spam. I could understand an email but SEVEN! and the calls and messages. Way over the top and not a great way to communicate to a potential new customer. For me it was a bad experience, I was able to request my info/personal data be removed from their site/database and got it confirmed. since then no more contact so far.

People have confirmed previously via phone that you just need to follow the link and cannot have a cobranded amex card.

I just signed the closing docs to refinance my home. Was an easy process with them. 15year loan, 2.875% interest rate. Total refinance fees were $2517 (no appraisal requested). With the $2500 statement credit it cost me $17 and time to lock in a great refinance rate. Also no longer paying PMI as I was with the orginal loan.

Awesome amex deal!

Edit: also wanted to point out that this deal would include a free appraisal, if not waived.

1. Of course your individual situation will be different.
2. Very few banks won't charge you a refinance fee. How do you think these brokers/banks make money if most mortgages aren't finished.
3. I refinanced my 4.125% 30 year loan to a 2.875% 15 year loan for $17 after amex credit. I also had my PMI removed of $65. If you can't see the deal in that, go back to toilet paper deals Smilie.

some maths, that 2517 will be made up alone after 3.25 years of payments from not paying the $65 PMI...

No, those should be your fees. Keep in mind you might have to bring more cash to closing for prepaid interest, and to reestablish any escrows you have. Your current lender would return your escrow once the loan is paid off.

There should be no other fees unless you buy down your rate.

You will need to tell Better if you want your taxes or home owners insurance escrowed. It is your choice.
Can you get the 2500 in cash?

This is interesting as I started refinance based app based on this thread for the $2500 credit and waived appraisal. Very competitive rates still, but I'll be pretty disappointed if I don't get the credit. I have two non-branded cards, did not get any e-mails nor was it listed as an offer on my cards. I got the e-mail from them AFTER my application started telling me the details of the amex credit offer. The terms in the e-mail below stated this:

$2,500 Statement Credit
To be eligible for the $2,500 statement credit, you must (i) click-through the dedicated offer link, and (ii) submit a completed application on Better's webpage dedicated to the offer no later than 7/25/2020, and (iii) close on your mortgage no later than 10/28/2020. You will not be eligible for the statement credit if your mortgage closes after 10/28/2020 for any reason, even if you do not control the closing date. To be eligible for the statement credit, you must continue to be an eligible Card Member from the time you receive this offer, through the closing of your mortgage, and until the statement credit is applied to your Card account. The name or email associated with your eligible Card will need to match the information in your mortgage application in order to receive the Credit.


I feel like with all this information sent to me, I don't see how they can deny anyone that credit. Maybe they had a rush of applications and now they are starting to back track a bit since the offer link is generic. We'll see! Process has been great so far!
