You can message the person you're assigned to and attach a loan estimate with a message about how you'd like them to match/beat it. But after the price lock, you can still submit a price match. It's in the Overview area. It has to be an official Loan Estimate though.

I'm currently submitting docs after the Price Lock section. I'm really hoping the AMEX offer works, although paying $100 less each month with minimal closing costs is pretty sweet.

Were you required to fill out the application from the competitor to receive the "official" loan estimate? I am currently discussing 3.375% with no points through Farmers Bank of KC, but they are asking me to fill out the app. Just want to make sure I'm following the right steps!

Thanks for the info! Did you fill out an application to receive the official loan estimate?

Yes I had to fill out an initial application that does a soft credit check. After that, I was supplied with the large packet of official loan paperwork that includes the loan estimate.

Hmmm, when I asked, they said it was a "hard" pull. But he also said that applying for a credit card was worse for the credit, so I'm not sure what to think.

I am at 3% for 15 years refinance with Better.com. I got the offer from Costco affiliates for 3% so I showed to them to match it.
However, due to costco affiliates, the closing cost is lower than the Better.com. So, I am getting them match the closing cost. But I was hoping that they would give me the extra 1000$ which they bragged about ('We give you 1000$ if we cannot beat other's cost').

And yes, it's a hard pull when you need official cost document letter from other lenders. Better.com is doing an soft pull first to give you estimates and when you are ready; they will do the hard pull.

Hopefully, if all goes well, I might go with Better.com due to the Amex 2500$ deal. For me, both lenders giving me same rates and costs.

is there a minimum amount you can finance ? We have 39K left on a mortgage and wouldn't mind the hassle to make $2500

I thought there was a 2 week period from initial mortgage check that anything in that timeframe would not negatively affect your credit score. I only say that because when I went through this I immediately got an e-mail from Credit Karma with other mortgage offers and said I have till this date to not hurt my credit score. Not sure if that was soft or hard pull though.

Does anyone have any non-hard/soft credit pull lenders out there that will give you low offers? I've tried Zillow but didn't get anything too great.

Super easy. Got a quote off of Zillow. Better rep matched and applied the $1000. $1500 closing costs + get the $2500 after + savings with lower rate. Thanks for the comments that spelled out how to do this.

It depends on each person and each rate, but I'm at $1,600 right now. It may adjust after you lock your rate due to information you provide.

Also, I got confirmation from the underwriting person that my account has the AMEX promo noted despite not directly going through the link. I had to message them a few times but it looks like it's on track.
