I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Are you sure about that? One of my friends who is going through this process now is in Colorado, and they never once told him they don't serve Colorado. Also, why would they have to call Amex to confirm that?

Oh really, that's interesting. I'm sure about what they said, not whether or not they are correct. I'm getting different information from everyone I talk to.

Who exactly did you talk to and which number did you call?

From my experience, they wouldn't let you start an application if you were in an area they didn't serve. That's usually the first step. Like, when you go to better.com and click View Rates at the top, and then click purchase or finance, you have to put in your zip code to even get an initial rate estimate. If they don't serve your area, it would say it there and wouldn't let you get further into the process.

I spoke with a customer support rep on a number I found on their website. They would still serve my application like if its a regular one, its Amex who say I dont qualify for the promotion 2500 dollar promotion because I live in CO.

I have a officer I can speak with. But doubt the news will change. The offer is not on my CC nor did I get an email about it.

Most likely not eligible.

Yup, Farmers Bank of KC wouldn't provide a loan estimate unless I did the standard application, which was a hard credit pull. I immediately got an email from creditkarma telling me I had 14 days to shop otherwise it would impact my credit further. Hopefully this works out. Better has not been great thus far, as I am awaiting a response from an email I sent yesterday, and also awaiting a call back that was supposed to happen an hour ago...

The terms and conditions say nothing about selective eligibility based on state, and you don't have to have an offer on your cc or get an email. I clicked through the link on the main post, started my application, and when my Better.com concierge called me for the first time, he referenced the Amex offer. My friend in Colorado had the same experience.

They didn't require one for me. Seems odd that they have differing requirements like that.

I think I got a less than ideal agent with Farmers Bank. I asked several times if I could be pre-approved and receive an official loan estimate and he kept pointing back to the application. As it stands, I've yet to receive the official document. I sent him a text, as the fee sheet he sent referenced the official document in regards to making a final decision. He said it could take a day... Either way, sounds like I'm getting close. They did quote me 3.375% with no points, so I'm willing to do the legwork.

How are you getting quotes so low ~3.3%. I have a 176k balance (240k value) with 820 credit and im getting 3.615% rates with no points. Does the LTV ratio change the rate?

Seems yes. For me i am at 85/15 ratio. If i change it 80/20, i do not get better offer.

How is closing cost for others ? In NJ, I am getting about 2,339(Title : 1935,recording : 340, cc report etc : 64). Anyone got better than that ?

I'm wondering the same thing, I'm $136k balance and around $250k value and in seeing quotes around the same as you, my credit score is also between 820 - 850. Maybe it's too low a balance period or it's a regional thing (I'm in NJ)?

My closing cost keeps fluctuating as they underwrite my loan, but right now it's $500, which includes the estimated appraisal fee which I didn't need, so it should be free. Although I did get a bunch of lender credit (over 3k). I'm sure it'll rise up a bit unfortunately.
