I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Really depends on the lending concierge you get. Mine dropped the rate by 3/8ths and also matched the closing costs - however, they matched the lender controlled costs (not taxes/ recording). Since better does not have appraisal fee (for Amex offers), they either reduce the credit by the appraisal amount or add points so that you are matched.
2 of my friends went through this process before me - both of them ended up getting the same concierge (Alyssa Crittenden) and were very happy.
So, when my application went through, I specifically called them up and asked to be transferred to this concierge - she was able to transfer the application to her and just locked in the rate today after she matched two of my offers.
Hoping the rest of the process is smooth as well.

Do you guys think it's possible to get this deal without already having an American Express card?

Could you apply for say, an AMEX Platinum today and try this deal in a week or so when you get the card?

The representative that assisted me with this initial step told me that I would be refunded in 7 days. I also confirmed with her that I would be receiving the $2,500 statement credit to my American Express account. Hopefully both things prove to be true.

Fannie Mae. Does it matter who owns your mortgage or services it?

Before making first payment to first servicer (the
money source) it was sold off.

I would also like to find out about this. I only have an Amex business card right now, no personal card. Can I apply for an Amex card today and be eligible for this deal?

Huge rep for this. I am also refinancing and they are essentially paying the closing fees through the lender credit plus I get the AMEX $2,500 so I am getting paid to refi.

Cuts 8 years off my mortgage, saves me $100k in interest.
