Pretty sure it's 45 days to shop around. All credit checks for mortgages within that 45 day window will count as 1 hit.

I tried to have them match another estimate and they ghosted me. Sent them the estimate last Thursday and there's been no response.

Before this, I was getting emails/text msgs/phone calls from them everyday.

when you say 1 hit for mortgage shopping but each one will stay a seperate hard enquiry correct? if i apply 5 lenders so my HP will be 5

I had applied 5 or more in order to get a decent LE. Not too worried about the ding. It is what it is. You've gotta do what you gotta do. Anyway, what good is it if you can't use it to save you money? I googled it a bit... A hard pull will shave off couple points, but in a year or two, it's almost nothing. Anyway, I'd be more weary about providing personal info vs. getting ding on credit report. It turned out that the spam email account I used to apply and don't care about. Now it's my most protected email... Since it can be used to reset password to my loan apps.... Who would have thought....

I'm close to closing, but I found a better rate today and figured I'd try submitting it. Unfortunately, they accounted for the $2,500 Amex credit in comparing the rates, so they claimed I was already getting better deal. Oddly, they didn't account for the Amex credit when I matched the first time.

that's crazy. Is that even legal since their LE doesn't have that. I don't think they can use that. But that's just crazy. Thanks for the heads-up. Did you have to do "Sign rate lock agreement" task?

My concierge told me to submit one best offer from a bunch of them. But didn't know I can submit multiple times. Just have to keep that in mind before my closing period.

Yeah I'm locked in already. I expected them to just say that they only match before lock, which would have been more acceptable to me than saying that the Amex credit counts when comparing the loan estimates.

I found a company I thought would be impossible to beat. Was approximately 1300 for everything including title, misc and prepaids (mortgage interest prepaid) For 3.5%. I needed cash out so my rate was a bit higher. But anyways I'm getting a 3.5% rate and paying only $300 after all fees and then getting my $2500 Amex credit! Not sure if I was specifically targeted for this promotion. The people I've talked to at Better said that the promo is added and I should get the $2500. Hope they are right! Also they said you can use your own tie company. My wife is a real estate agent here in CO so she was able to recommend one that would save a few hundred off of what they are quoting. So it might even be cheaper!

1 Hard Pull, 5 Hard Pulls, or 20 Hard Pulls should affect your score the same amount, effectively making pulls 2 - 20 "free" (in terms of your score). This is unlike a regular credit app where each pull counts as 1.

I believe auto loans have a similar window for rate shopping but I think that window is actually only 14 days and it must be an auto loan and not pulled as credit app like some shadier dealers might do.

currently locked in with better.com but i can hardly get a respond from them now. i think once they know they have you, they will no longer answer your question until closing date.
