That's certainly possible, but you would need to increase the loan amount. If you do not have an escrow account, you can also opt to pay for property tax on your own and have it removed from the loan. It's entirely up to you. Some folks prefer to roll those expenses into the loan, saving them cash now.

I had a similar situation, but in reverse. I originally signed up through the AmEx offer, but didn't think the rates were competitive enough even with the $2,500 statement credit. After that application expired, I read several posts about their Matching policy. I created a new application, but this time directly through Better.com. They added the AmEx offer after the fact. My loan funded yesterday, so I am still waiting on the statement credit, but I can confirm that the appraisal fee was reimbursed. That's the primary difference between the AmEx link and having it added after the fact. If you use the AmEx link, the appraisal fee is waived.

I'm an authorized user on someone else's card. Will i get the statement credit?

I so want this deal to work but I've been stuck in Underwriting review for days... all they have are my taxes and nothing else, and I'm sure they want more being self-employed even though my taxes show our income. Anyway, I emailed my processor, Ana, and was told underwriting takes 3 days to get back.

Jonathan, my loan "consultant" has been good, but overall when I asked about our LTV, and raising the amount of cash out, the loan estimate that had been matched to my costco lender totally changed to $2900 in fees (not escrow or pre-paid) when it was $1500. Super shady. I email Jonathan and get a response by end of day and my fee's are now a $1200 lender CREDIT. So strange and seems SHADY as heck.

So here are my numbers:

Credit score: EXCELLENT
Loan amount $285k (cash out refi)
Interest rate: 3.625%
Lender Credit: $1200

So, is above deal good? I'm in michigan. Also, anyone ever get into the underwriting process? I'm afraid this is gonna take a month to close, which is fine, but really annoying. I have to push to make sure things are happening.

I don't think that matters as long as you or your husband/wife are on the title and assuming the Amex card is your or wife's account.

thanks for that feedback, i went back and readjusted to 3.875% today and they gave me 1861 lenders credit. if you havent closed yet, ask them if they can adjust it for more lender credit. thats more than enough to cover my fees. i almost went for 3.625 with no lender credit but this turns out to be a better deal for me! thanks again!

Final step is give them the last 5 digit of AMEX card.

FYI I applied late Monday, and I was conditionally approved late last night (Friday). Since there was a waiver on doing an appraisal,I expect I should be closing on the refi in a week or so. Even tho the communication was a bit lacking they can get it done quick!

No one will be able to tell you definitively if it is a good deal. You should compare a few other lenders and then go back to Better with the best offer. That's the only way you're going to get the best rate and deal.

I recommend Aimloan, LenderFi, and Cash Call as good starting comparison points.

Lets say you don't have to pay any fees for 3% rate or 2.5% rate with 1.78 points (rolled over to your loan) for 15 year and the loan amount is $300K.

Total payment for $300K loan @ 3 % after 15 years will be: $372, 914.00
Total payment for $300K + $ 5340.00 (1.78 point) = $305340.00 loan @ 2.5 % after 15 years will be: $366,475.00

This is with the assumption you will never refinance again or you are not paying extra anytime for 15 years loan. You savings is $6439.00 over 15 years.

Yes, hits your card within 2 days from when they issue it. Typically before they send you the final closing docs
