Notary and closing
Here is what you can expect or ask for from my experience:
1. New pen for signing wiped thoroughly
2. Pen stays with you after signing
3. Only material they will touch would be your ID
4. ID would be wiped and returned back
5. Can expect gloves to be worn
6. Signing can happen in your front yard or in your garage
7. If you have a Costco table then you can sit on either sides to maintain distancing
8. Masks might be recommended given new guidelines
9. Plus discuss with the notary!!

I sent them a competing offer hoping for them to match and it took them almost 2 weeks to respond. They beat my local offer by $1. Yes you read that right... $1 dollar. When I asked about their better.com guarantee which says they would beat it by $1000 or I get $1000, their response was that my loan estimate was more than business 3 days old.
Well.. obviously.. since they took 12 days to respond to my initial request for a price match. I submitted my estimate within 48 hrs so I was well within the 3 day deadline. When I brought that up, they changed the argument, saying that I would get $2500 back from AMEX so it's actually $2501 cheaper for me... so technically they did beat it by $1000.
Talk about moving the goal post. For me, this whole process has been both frustrating and a complete waste of time.
I'm also waiting for a response to a competing offer. They were pretty responsive until this point.
As for your situation, I think they were taking liberties with the T&C of the guarantee. Paragraph 4 says: "The Loan Estimate must be dated within 3 business days from its date of submission to Better Mortgage." From what you said, you fulfilled this requirement. Also, take a look at paragraph 2. The Amex credit appears on your credit card statement and not on the loan estimate, so their claim that they beat the offer by over $1000 is BS.

I think the seller needs to agree on your new lender too. And you have to get them sign the new contract. Most of the time, the lender will need another 3-4 business days to review your loan again. During that time, they can deny you with any new reasons.
Do interest rates go down recently? I see a couple of 2.5 to 2.75 mentioned for 30-yr. That's extremely low compared to 3.50 on avg on 2019.

Better.com currently has a 3.25% for around 2K in points. I wonder if they would still match the rate/credit I received. Although after browsing the thread it looks like they locked down recently and are now factoring the $2500 with the price match.
I didn't receive the Amex offer directly. so I'm not sure if it's work the risk, not to mention how dirty I'd feel for screwing over the other lender.

I actually have used them for 5+ years and are the cheapest that I found (for me in PA for sure).

FYI 790+ credit, total loan is 350k and LTV is around 60%, so I think I'm qualified for the best rates.
