There should be NOTHING to prevent you from walking away from the old lender. I have heard abt a lender charging $200 fot walking away but that is super rare.

Got a call from the better.com today. They said I'll get the Amex offer even tho I wasn't targeted. Did anyone else have similar experience? Should I call amex to confirm?

Paragraph 4 says: "The Loan Estimate must be dated within 3 business days from its date of submission to Better Mortgage." From what you said, you fulfilled this requirement. Also, take a look at paragraph 2. The Amex credit appears on your credit card statement and not on the loan estimate, so their claim that they beat the offer by over $1000 is BS.

Not the title company? Not your sales contract?

I think the seller needs to agree on your new lender too. And you have to get them sign the new contract. Most of the time, the lender will need another 3-4 business days to review your loan again. During that time, they can deny you with any new reasons.

Do interest rates go down recently? I see a couple of 2.5 to 2.75 mentioned for 30-yr. That's extremely low compared to 3.50 on avg on 2019.

So what does the entire refinancing process cost taking it's $2500 credit into account? Would I still need to pay out-of-pocket fees?

Completely agree! The 2500 AMEX offer is another thing! If Better said they beat other $1000, they need to show that in their loan. Not with the 2500 AMEX offer.

Better.com currently has a 3.25% for around 2K in points. I wonder if they would still match the rate/credit I received. Although after browsing the thread it looks like they locked down recently and are now factoring the $2500 with the price match.

I didn't receive the Amex offer directly. so I'm not sure if it's work the risk, not to mention how dirty I'd feel for screwing over the other lender.
FYI last night I provided the above loan estimate to better.com. The rep emailed me today saying that they cannot match my current offer because it is too competitive. In the email he did walk through the steps to receive the 1k for not being able to match, which I was pleasantly surprised by.

I actually have used them for 5+ years and are the cheapest that I found (for me in PA for sure).


They apparently had a company outing and were all away (crazy if you ask me). I have a contact if you want or try reaching/calling them today and they should be around on their general number:

Just got the $2500 statement credit! Took roughly 2 weeks after closing.

I did not have the offer on my account, but did click through links and confirmed with better rep it was on my mortgage application

Triumph Bank Home Loans. Used them for my initial purchase as well, with no problems. I also got a similar offer with Fast Forward Home Loans which I'm sure would have been fine, but I stayed with Triumph due to familiarity. It does look like rates have gone slightly up since I locked though.

FYI 790+ credit, total loan is 350k and LTV is around 60%, so I think I'm qualified for the best rates.

No need to chase the rate. This offer is valid until the summer. Trump will make sure the fed drops the rate. He has to buy more properties or I mean he has to refinance the federal debt.
