Do you have to keep the loan for a certain amount of time to keep the Amex credit?

I locked a 15 year @ 3.125 with $3,559 in credits plus the $2,500 Amex credit. Loan was funded today.

I didn't see anything which requires you to keep the loan for any specified period.

I'm currently at 4.125% on a 30-year mortgage which is $717 principal and interest. FICO score is above 800. Looking at their charts it shows

30 Year Fixed - 3.750% / 3.836% - $1,238 points/credits - $648 per month

I'm kind of confused by the $1238 points/credits. Is that saying I could pay that amount up front to get a lower percentage? Would that be refunded as well to the Amex card?

I was able to get 3.25 refinance rate, on a 30 year conventional loan.

Close Feb 1st, Got an email from TMS today, mortgage sold to Wells Fargo (not who I would pick but what can u do), checked Amex account and my $2500 bonus has posted.

I was not targeted for this, only went through the link.

I got them to match another offer. They gave me an extra 1,000 in credits per their pricing policy. I believe there were a few posts in this thread about going to Zillow and using a Loan Estimate from one of their more aggressive lenders.

I wasn't happy about getting another credit inquiry and doing another application, but it is a small price to pay in the overall scheme of things.

Oh wow nice! I only shopped around my local lenders but not zillow. Should've done that. I did their $1k price match too, thought i got a good deal but seems like there is heaven above the clouds!

What exactly is this "credits" that you get? Is that money you are getting back from them in addition to the $2500 Amex offer?

I went to Zillow and put in my info for a refinance. They show Sebonic giving 3.5% on a 30-year loan or 2.99% on a 15-year. Is this the info you give to Better and they match the percentage? Better showed me 30 Year Fixed - 3.50% / 3.614% - $1,750 points/credits (which again I'm not really sure what the credits portion means)

$185k purchase price of my home with an initial $148k mortgage that is down to about $140k balance and over 800 FICO score

Okay so credits is pretty much the lender giving you $$ for taking a higher rate. So with mine, i got 3.125% with $2k credit. I could ask them to go down to lets say 2.99% but going down points require you to pay for the points. So with 2.99% i might not get a credit at all. So it all depends on you and calculation if the credit makes sense for taking a higher rate.

For mine, i calculated 3.125% vs 2.9% i think.
In 15 years, 2.9% will save me abt $5k in interests but that is with assumption of no refinance in the future. Which is why i took the credit.

With the zillow stuff, I would recommend going to the lender and have then run your credits, ask them to give you an LE( Loan Estimate), then you can use the LE to go to better to ask for a price match.
