I wouldn't want that credit pull and additional card to negatively effect my score and skunk the deal. Maybe after I lock in a rate I will think about it. That way if rates go down further, I can then take advantage of the deal

Better said the offer is only valid today. They want me to pay Appraisal Fee deposit today. I feel I'm kind of pressured into accept the offer right away. I'm still debating if this is a good rate. My credit score is above 800 and Load to Value (LTV) is ~40%. Since I'm in NYC, so I will need to do CEMA to avoid mortgage tax. Anyone has any insights if this is good rate? And for others who have closed, how did you ask for lender credit? Do they just give it to you?
I would ask why you have to pay an appraisal when it says no appraisal fee. They don't seem like good rates at all but location affects rates so I don't know what others are seeing for NYC. I would think a 15-year rate is under 3% easy. The lender credit should show up on the Loan Estimate and be figured into the closing costs. They will probably go towards the pre-paids and title fees and stuff.

Also while they're techincally correct that you have to lock the day they make the offer to get that offer, that doesn't mean rates will go up. They may go down the next day. They may stay the same and you can lock the next day. But if you don't lock today and rates go up tomorrow, I don't think you can then say "okay lock me in at the rate you showed me yesterday".

I would send Better's offer back to Rocket and ask them to beat it (not just match it). Then send Rocket's new offer back to Better. Keep doing that until one of them says they cannot match any further. Apparently Rocket has the same $2500 Amex promo that Better has (I don't know if a link was provided). So your best case scenario would be to get an offer from Rocket that Better won't match so you can collect the $2500 from Rocket and $1000 for Better from their price guarantee

Something seems very fishy. I wouldn't do anything as that sounds way too high even for a market are rate issue. 20 year should be near 30 year terms. They normally are. I would also get a better quote than Quicken. Try your local CU or a zillow referral.

Thanks for the answers! Yeah I'll ask them about appraisal because the offer page says free appraisal. Does anyone know if $2500 Amex credit shows up on Load Estimate? Will also send Better's offer to Rocket. Hopefully get a better deal. Fingers crossed.

Is that true that a loan for a multifamily house is generally (0.25%) higher than a single family loan? Because it's considered investment?

Will the better.com $2500 back deal only work if you have it in your Amex account and add it as an available offer or will it work with any Amex card as long as you go through that link in the OP?

I've only got a Dillard's Amex, BOA Amex, and Serve Amex and I'm not sure any of these will qualify. The Serve account didn't have this offer listed.

The Amex credit does not appear on the LE because it's not a lender credit (but that won't stop the Better reps from making it sound like one).

Refinancing. 30 year loan at 3.125% no points. 800 + credit score.
Closing cost about 4500 plus mortgage tax and 2500 in amex credits.
They added a $ 750 Attorney Payoff fee to the LE. Not sure what that is as there's already an attorney bank attorney Fee $895 and Attorney CEMA Doc Prep Fee of $295.
Better.com mentioned I don't get the full mortgage tax back even though it's a CEMA loan. He said I would get about 50% even though I'm just refinancing the same amount. Does that sound correct? Did they also tell you the same?

Looks like somebody poster earlier that branded cards are excluded. whomp whomp.

About CEMA, I was told that I'll only pay the tax for the difference in 2 mortgages (new money). For my case, I have PennyMac so extra fee will be around 1100. For the 3.125% 30 year loan, is it for a 1 family house? I'm asking because I refi for a 2 family house and generally loan rate will be 0.25% higher. 3.125%+0.25%=3.375% which is what I'm getting.

Is it for buying a short sale? I only know about attorney's fees because the bank can makeup whatever they want. They made me pay 1% of the house purchase price for the seller's attorney and then $800 to their legal counsel. The only thing their legal counsel did was approve the loan (This is all 2016). If it wasn't such a great deal i would have walked once i found out as it was never disclosed up front and the seller didn't have an attorney until the sale which apparently was required per Bank of America.

I was just curious as you said Attorney payoff fee.
