EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

I got 3.75%, 30yrs fixed from 4.25% with $1470 cash to close to Borrower+$4995 Lender credits (adjusted to loan estimate)+$2500 AMEX credit (yet to get in 4-8 weeks) from Better.com. My loan was closed by 2/19/2020.

My loan is transferred to Mr Cooper (Nationstar) Mortgage within 2 weeks of closing from Better.com, even the first payment is with Mr Cooper.
My closing is on same day. Waiting on the 2500$ credit. But no transfer of loan yet. Still with TMS. Let's see if it gets transferred.

It doesn't need to be on your card if you go through the link in the OP.

Do you have to sign documents in person or are refinances done with eDocs?

Varies by state. Can vary by the title/escrow company too

Is your loan still with TMS (the money source) or sold to someone else?

Has anyone got amex credit while with TMS? Just trying to figure out if that matters for the amex credit timeline

So I just found about this offer after being fully pre-approved with them. Earlier today, I was looking at a 15yr mortgage @ 2.65% with points only costing me ~$400. I ended up asking them to apply the promo to my account and noticed that to get the same rate, the points would cost me about $3600, which incidentally is about equal to $400 + $2500 statement credit + $550 appraisal. Now, I'll be honest, my original quote was from this morning (~4hrs ago), so perhaps the rates did jump a bit during the day, but it seems fishy to me.

Definitely fishy. I think you need to get some comparable rates and play hard ball.

Just got my credit after waiting roughly 30 days from closing. Important note - I received no email from AMEX, and was not targeted whatsoever. I saw this offer and signed up for an AMEX Platinum immediately and began the process.

So to summarize, you do not need to be targeted or emailed, and you do not need to have an AMEX card for any amount of time prior to starting to pursue this offer.

so what is the general feelings from everyone on this program ? I can get 2.75 10 or 15 year fixed with no fees, no appraisal and 400.00 credit. --this is with a lender I have done business with before.
Its a no hassle process. Is this better.com deal any good ? do they jerk you around ? will they truly beat any other rate/deal ?

Got my credit today too, exactly four week from the date of closing. Was not targeted and just went through the link in the original post.
