1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

Zillow showed 5.125% on a 30 year when i did a search for 95834 at 300k.

Depends on how much points/credit is involved. Most likely I would suggest moving forward.

if you do it after business hours sometimes you see noncompetitive rates. try again during the day. it shouldnt be that high.

I locked my rate last week at 2.625/15Fixed/0ClosingCosts for a 300K loan in Ohio.

with the new rate cut, do you think the rate will go down or just proceed with 2.625?

I submitted my rate quote six days ago to Better. He said he would get back with me. How long have you guys waited for a response? My credit union quoted 2.375% for 15 year. $2200 total costs.

Yeah the credit unions, if the rates are good enough, might charge a bit on the fee side BUT you should be able to utilize them for a purely refinance LE as a basis. That's a really good rate. I wish any of my CUs had that.
