No problem, I ended up paying 1.492 points to get down to the 2.375 compared to the .793 I would have paid to get the 2.5%. This was not this low until I was able to get an offer from Sofi that was drastically lower cost than what I had previously seen on better.com.

So you had a good offer from Sofi? How long ago was this rate offered to you?

I applied through better and aimloans. Aim called and reminded me some of my credit reports were frozen. Got all unlocked so sent a registered letter to them Friday to unfreeze.

So I'm stuck till prob end of this week or first of next as they have 3 days from receiving my letter to action.

I plan to apply a couple more places and hoping rates hop back down again from where they were last week.

I'd like 3% on a 20yr or longer term if needed. Can't go 15 yr as the payment jumps too much for me. Owe 200k currently at 3.75 plus 56 in pmi I want gone.

Hoping to shave about $150 off min payment between the rate and pmi which will take my current 25 yrs remaining and by paying the same cut to 20yrs. That's prob in the ballpark of saving 45k long term.

I never plan to sell 5his home. If we moved and built custom in a few years I'd rent this one for prob $2200 a month. It has a 7 seat custom home theatre.

Thanks for the reassurance, my friend! I rep'd you for the effort. So happy to have stumbled across this thread at the perfect time. Slickdeals has cost me a lot of money over the years on needless purchases, but it's also saved me a lot on necessary ones...so I guess it's a wash in the end! On this particular deal, after shopping 4 lenders, I was about to lock 3.25 with total lender costs of about $1000. Better beat that by $600 and throws in the $2500 AMEX credit. Crazy.

No worries! Happy to help! Make sure you click on link when you apply. I actually had to reapply (I went from a joint app with the wife to just me) I forgot to use link when I did it again, they were able add it afterwards.

Can you have rate adjusted with better.com after you have locked it and if the rate goes down within several days?

Yes! They will. Get a loan estimate from Sofi. Make sure you apply through better on the link in this site (that gives you the Amex offer). Once you've applied through better let them know you have a melon estimate that beats their current rates and they will ask you to send it over.

Does anyone know how long you need to wait in order to do a second refinance through better.com? I was thinking if rates keep dropping I may try to get another one in before the promo expires in October.
