EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Are there any points to get 3% ? Or
Is 2500 has no points and includes just typical closing items (origination fee, lender title insurance, appraisal, misc fees, etc...)

Yes with no points. Check Costco Mortgage website, some lenders are offering 3.125% no points and less than $700 closing costs.

I'm locked in at a 3% rate. The closing cost total is $4900. It'll be $2400 after this rebate. Y'all think it's worth it at that price? I'm at 3.875% now. Says I'll save around $7k over life of the loan...
man I'll be honest - I am at like 4.75 currently - so anything below 3.75 for me was a deal. my co-applicant didn't have a high score like me and I can't do it alone.

I have about the same in closing costs like yours. For me its worth it - at first Better said the best they can do is 3.75 then i got them to match SoFi for 3.25 but chose 3.375.

Now I think they did a lame ass appraisal but at the same time the amount of money i will be saving and monthly note is way lower than what i have now. So i want it.

Lowest I've seen is 3.25% with 0 closing - and yes, since you're at 3.875 I'd definitely pursue a refi you'll have some material $$$$ doing it. Shop around though - Better.com is really good at matching & beating any offers you get but you need to get other offers first.

I did it through costco about couple weeks ago. I am trying to get 3% no point rate so I can submit to better for better price guarantee. Contacted couple lenders so let's see what happens

Thanks! and thank you other poster as well. I'll go ahead with it. Still haven't gotten my stimulus money so I'm worried about how strapped for cash I'll be in the short term if that doesn't come through quickly.

Hi, I just have a loan preapproval. Mine currently is 3.75% in 23 years remaining. Should i lock in 3.125% in for 20 years with closing cost around $1000 ? or should i wait ?

If I use this link, how can Better.com possibly link my offer to my Amex account or card?? I don't see this link asking me to provide my Amex user or card details anywhere....
3 days before closing, they will ask you to provide the last 5 digits of your Amex card.

Where for 3.25 with 0 closing? Costco has 3.5... I tried NBKC and they are 3.25 with 2000 closing.

Gotcha. I think because mine is jumbo hence a little higher. Just submitted my NBKC quote to Better and they said they will beat them by 1000.

once you apply thru this link, better.com will apply this promo to your application. at the end of the process, they'll ask for the last 5 digit of your amex card. which will then link to your amex account.

Do you mean 2000 for lender's fees? Or all left side fees total?
Remember, Costco has put a cap of 350$ for total lender's fees when you go via Costco.

Has anyone gotten the 1K from better.com after using a different lender? I doubt they are eager to give people a grand for just trying them out.

I'm just kicking off the refi process. I bought a house last year near the peak of rates and am in a 30 year 4.75% loan and I'm paying PMI (cheap--$27/mo) since I'm at 18% down. The upside is that property values in my area have jumped significantly, and my home SHOULD assess over 80% LTV.

I wasn't impressed with Better.com's rates when I looked last month, and I'm still not now. But with a $2500 credit, I can buy enough points to get my net cost low enough that I'm actually beating any other rate quotes I've gotten (3.625%). Very tempted here.
Nothing against you personally but just highlighting the point. What makes this deal slick is price matching a lender with better (lol) rates and getting the $2500 on top of that.
