For AMEX credit:

The $2,500 Credit Statement is provided 8-12 weeks from the date your loan has funded. As you approach Closing, there will be an activity added to your application to input the last 5 digits of your AMEX personal consumer card. We relay it to AMEX who confirms the card. The Credit Statement is provided onto that credit card within that time frame.

So I went through the link in the wiki for the offer on better.com. I did not have it on my account when I logged on.

The Delta platinum card has a $250 yearly fee (was already charged) but comes with a free flight every year and a bonus for spending 3k so I felt it was worth it.

The amex card covered the appraisal cost as well I believe. My out of pocket expenses were pretty low. Also, if you get no points and no fees, you still pocket the $2500. It gets credited to your account.

How soon one can refinance? I refinanced with this deal 3 months ago at 3.125 for 15. I did made money with lender credit and cashback. Can I refinance and get one more cashback.

What was your time between funded and the credit posting? I went through to the website and haven't gotten my credit yet, 10 weeks after closed/funded

Better isn't able to meet or beat my other LEs. It isn't even close. I know I've posted about this before, but they just don't match up well when you have a small loan amount. I sent them a 15 year with zero points at 2.375%, and they countered with 2.5% with over 2 points. It's annoying because when you factor in the $2,500 credit, both of them are very similar, but I'm definitely not getting the killer deals others are getting here.

Mine funded March 18th and the credit posted last week. Took about 5 weeks. I'd reach out to better or AMEX.

i posted a CU link above, give it a shot to see what rates you are getting. you should be able to generate a pdf from the link and send it to better if you are satisfied with the rates.

Thanks I'll give that a try! How far do we need to go in the process with the CU in order for them to match the rate? far enough to get the pre-approval PDF

I've noticed the same thing. And there is a interest penalty if you do a cash-out refi, so it isn't worth it (on my loan) to take out a larger month and then make a massive first or second payment.

Ahh, thanks for letting me know. I was actually considering something like that! Since I have a pretty good LTV, I could just take a massive amount out and immediately repay it, but that sounds like a dead-end too.

Not really sure how to find out. I have no recordable income right now since I started a small business in January that was barely off the ground before this issue hit. I have assets to more than cover the rental mortgage and it's been rented for 4 straight years turning a profit.
But if I have zero income I'm not sure I can refi it.

Further it was not a rental when I got 3.75% for 15 yrs. It seems like 2.75 is happening for primary 15 yrs. dunno if the rental rate penalty is a full percent, a half, etc. credit is still 800 after all the recent mortgage hits
