I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

For me better.com just said they can't get anywhere close to competing rate. And as my loan is $630K this amount falls outside the window of their price beat (or what ever) guarantee by $1000.

Also, every day that you're messing around with Better trying to get them to match/beat is another day that you're paying interest on your original loan at the higher interest rate.

I thought about trying to get Better to match, and then quickly decided to just move forward with Owning to get this process finished ... and closed in about 18 days from start to finish.

just got my closing disclosure, i see a line item for aggregate adjustment for fees, does anyone know what this includes? also my mortgage payoff quote is lower compared to the loan amount that better has, is that an issue and will it change during closing?

I don't know the answer to aggregate adjustment coz mine says Zero but I have an answer with regards to the payoff. They always put a higher payoff amount (which is probably another 15 days worth of interest). It's better to go over than risk with paying off under. You will then get a refund check from your original lender. I confirmed that with Better's closing expert, the title company i used, and also my original lender and they all said the same thing.

The same issue I saw, where my remaining loan was 382k and payoff was 385k.
Just like what the person above is saying, I was assured that this is to cover anything extra and that I will get a check eventually once they settle everything if there a balance.
I'm closing Monday.

I had extra $1000 after payoff principal, they charged one month and four days interest, the remain went to escrow account.

I used Costco, and they had lower rates (than Better) from Strong and Mutual of Omaha. What other outlets are you using to get rates for Better to match? Do you go through the full application process on competitor sites to get an estimate for Better to match?

What do you guys think of a cash out refinance at 3.25 for 20 years? This is after they slightly beat a credit union in fees and even includes a bit of points also.

I used Costco and they had the second best offer. The best came from Lender fi. They beat the Costco company (idr the company) by $1000 but only matched to Lender Fi. a few thousand less than their own quoted rated.

mutual of Omaha did not give LE without application. Some lender through costco will give you quote without app, e.g. NBKC bank.
In any case make sure to get the LE to better within a day to beat it per their better price guarantee term.

Are you sure this was $0 closing costs? Based on your comments, I went ahead and applied with them. Over the phone the advisor kept telling me this would be a free loan, no closing costs, no one else does this, etc. Once I got my loan estimate, I noticed that he raised my loan amount to almost $2000 more than my actual payoff amount. The loan estimate actually says that the closing costs are being covered by the loan. How is that free if I'm borrowing money to cover the closing costs? In any case, I also sent the LE to better.com to see if they could do....better.

Yeah, some agents just tell you it is a 0 point 0 fee loan and load the cost into the loan amount! Several times different lenders!!!
