Interesting, we had the opposite experience. I wonder if different agents or branches handles things differently. We were really happy with how things were handled, and the notary was in and out in 30 minutes. We met her on our deck.

I have requested a check before for other credits on my account. You can also request to move the credit to a different credit card.

yep, once it posted, i chatted with amex online and requested a physical check. they said itll take about 7-10 dbusiness days.

Note that you don't have to do it through an agent. There is an option to completely do it online.

In short, I would receive $3,500 (if $2,500 Amex credit appears) credit with 0.25% rate drop (coming from 2.875%)

I am actually buying another house with jumbo loan within 1-2 years and I was going to pay off the current mortgage before that, in order to make getting a mortgage process for 2nd house somewhat easier.

Is there any reason I should not move forward at this point? Besides hassles of appraisal and meeting with closing agents, I do not see much problems with my scenario.

It's okay to pay off the whole balance within months of refinancing it if I want to, right?
its a no brainer but the only thing is that if i were in your position and you dont intend to keep the loan for long, take the higher rate and request an additional credit

Better doesn't do hard pulls until you rate lock. Most lenders do right away though. Either way, all inquiries within 45 days will be considered as one for scoring purposes, so don't worry about multiple hits.

Technically, you need not tell the other lender anything. The Loan Estimate will have a "valid until" date and time. If you do not give them an "intent to proceed" before that, they will close out your application. You could, if you desire, simple ask them to cancel it yourself. In my case, since Better moves fast, I didn't contact my other lender until yesterday (the last day of my validation period). I simply told him by email that I decided to go with another lender. "At this time, we will not be able to beat the competing offer you provided. However, pricing does update daily so I'll be monitoring our pricing this week and hopefully we can beat it once rates decrease a bit on our end."

This means I get neither the 1k price match nor the 2500 for going w them :/ Trying to take solace in the fact that the original lender just called and said they're waiving the appraisal...

I'm pretty sure that you would still get the 1k check because they can't beat them. That's on their website. Follow up with the agent and ask that question directly.

For those who have gone through closing already, when/where did you get your cash to close instructions? I got my closing package in my portal today, but it doesn't include anything such as "wire $xyz to ABC" even though my closing instructions include what my "total fees and costs" and the closing disclosure includes a "cash from borrower" figure.

Thank you for your advice. I already requested other options and will go with higher rate and add'l credit. In my case, I can get $1,500 more credit when I opt for 2.75%.

I closed yesterday, took all of 30 minutes. Did it in my patio and all went very smooth!
Need to wire the money by Thursday now.
Now the wait for the $2500 starts.

I've read of people that had their entire process done in 14-18 days. I'm at 19 days and I haven't even received closing information. No tentative date or anything. My loan expert hasn't been the best about answering emails and her team seems a little off. They received payoff info where I paid down some of the balance vs what I initially applied under. Instead of them updating the final payoff amount on the LE, they updated the loan amount requested, i.e. as if I was requesting to cash out or lump in closing costs. I did neither and quickly sent an email to her to fix it. However, it's been a lot of radio silence.
