So we get estimates from some one else and than match the estimate with better

I used a LE from Owning and had Better match the rate and beat it with additional $1000 in lender credits. Locked the rate at 3.375% earlier this month. Mine is a jumbo loan in CA at ~$560K. These recent comments about 3% and 3.125% make me think I should go get another LE. Do you know if Better will match another LE after the rates have been locked? Are there any suggested lenders giving those rates that would give a LE without a full application and credit pull? TIA.

Correct, better has a policy that they will give you $1000 if they cannot match a competitors offer. You get this after you close with the other lender, not better.

OR

They will match the rate of a competitor and beat their costs by at least a $1000, this would be best case scenario. You get the best rate, lower costs or credits on top. PLUS the AMEX Credit.

After you lock, better will only do a free floatdown....meaning if the rate went down by .25 or lower. I tried after I locked for 3.375 and it never went down till after I closed.
I know a couple of others suggested the same, but locking the rate was not the best for me since I could have kept it open and had better match the lower rate.

Suggest individuals get quotes from multiple lenders as the impact on your credit score is the same as long as all the inquiries are done within a certain timeframe, typically 14-45 days. Cast a wide net and ensure the best deal. I personally shopped a local broker, two local banks, a local credit union and Quicken. In the end went with Better after they beat my best offer from those. Good luck and stay healthy.

Can confirm, closed on Apr 2. Just got the $2500 credit on May 15. A coworker did the Better price match guarantee. Better couldn't beat his deal. He closed a few weeks ago and got his $1000 check on May 10.

I concur. The overall experience dealing with them is not for the feint of heart... you need to ask questions and stay on top of them. Surprisingly, texting them or emailing them was very effective. The number 1 "issue" that the company needs to improve is clarity in explaining closing instructions. After reading nearly this entire thread, it appears many others were also confused and left guessing as to specific closing instructions. You just sort of say a little prayer and hope it all works out. Thankfully it did. Good luck to anyone who takes this deal, but it is absolutely worth it. Probably one of the top 10 most slick deals I have ever seen.

Just a note that this process didn't result in a soft pull for me, but a hard pull from all three bureaus. Just food for thought as it seems YMMV.

Unfortunately I live in PA where real estate is not seen as non-essential. I wish I could refinance out of my crappy mortgage, but for now I'm in a holding pattern. Sad I couldn't get in on this $2,500 credit.

Can you elaborate on this? So you can't apply to refinance your loan b/c it's considered non-essential during Covid? That includes online banks?

I am 4 days from closing and they required official estimate from other lender.
