The rate difference will save me $1,500/yr in interest, so just barely over $100/mo. But in the fall I went with a 15yr loan to secure that rate, and now I was able to grab 3% on the 30yr to give myself some added flexibility so that I can potentially invest the extra instead. May still want to pay off the house by the time I'm 40 but at these rates that's less exciting.

There probably won't be another rate decrease from this point to make it worth it for me but we'll see.

Well I guess I shall get one soon as Sean is my concierge as well!

Btw, folks, be sure to keep an eye on things even after funding until the dust settles. I kept checking all day and didn't see my old loan paid off. Finally in the late afternoon I reached out and asked for proof the wire was sent. That's when settlement agent let us know it wasn't sent since they were waiting on Better to tell them what day to pay off the loan. Ugh!! It got in just under the wire thankfully and my old loan now shows paid off.

Yes, I personally was able to match another rate AFTER locking the rate, but no extra $1000. This was for an investment property in WA. Also, beat by $1000 is only if the loan amount is < $500k, irrespective of before or after the rate lock

For insurance? Eh, everyone required me to call to go over details, even the ones online. Some brokers will try to convince you not to shop around. And I HATE how even though you call All State or some others, they just middle man it up between another company.

Were any of the estimates after you locked rate? I locked rate at 3% for 30yr and when I went to Owning to notify them I chose better.com they came back and offered 2.875% no fees. Can they match even after I locked rate with them?

Thanks to this topic and whoever recommended Lenderfi first.
I got 3% 30 year + 900 credit from lenderfi. Bertter.com matched with +$1000 lender credit on top.
If everything goes planned. I pay $0 out of pocket get some credit towards my escrow +$2500 Amex credit. Lower my rate from 3.875 to 3.0.

I really didnt want to risk by waiting longer.

Better.com was able to match the best 3% 30Yr plus an additional $1k lender credit. Rate has been locked.

Moving from my current 3.375% 15yr to a 3% 30Yr and getting $1k net closing credit that'll be applied against my prepaid property tax and insurance. Plus the $2.5k Amex statement credit.

So far I've been happy with the smooth process and hope that continues.
Congratulations!! You got the good deal. Just wondering if all lenders did the hard credit pull in order to give you the best rTes. Lenderfi is showing 3.375 with zero points and 1500 closing cost for 30 yrs. Other lenders are talking the same thing.

Risk what? Did you not know we are in a declining interest rate environment? The longer you wait the lower it goes. It may fluctuate up and down for a few weeks but the longer term trend is down.

I also know nobody has a crystal ball. Sometimes forecasts don't hold. They also float and give back half the rate decrease.
2500 Amex expires in June I believe. If it fluctuates for a few weeks I might miss Amex credit. Refinance saves me 300 a month. That is the cost of waiting each month for me.

I am not saying I did the right thing but I couldn't really be that sure it would be much better if I wait.

I am locking my refi with my broker for 15 yrs for 2.625% at 0 costs.

Once I have the docs, I will see if the better.com can match it Amex offer for a sweet deal.
