EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Got a question about getting LenderFi loan estimate.

I submitted my application on LenderFi, selected the 15Y 2.5% rate from a list of LenderFi purposed rates. But, all I got was only an Approval Letter. Can't find their Loan Estimate so far. I also uploaded all the To-Docs. (W2, mortgage statement, paystub, etc.) My question is, how do I get their Loan Estimate?
It should have been in the document package on their portal that they ask you to eSign. Like page 10 of it or so.

Oh, I must have missed that already. Can't find any docs except the Approval Letter and the docs that I uploaded. And the agent is not replying my email...

Maybe I didn't e-Sign yet? Seems can't multi-tasks nowadays!

When I click the agent's picture, it shows,

"Be rest assured that I received your loan application and am working on it. Give me 1-2 days to prepare your initial disclosures.

If you need anything from me in the meantime, please do not hesitate to contact me above.

The site with the rep picture is not the site they sent me to to get the doc. That was

https://6376647498.mortgage-appli...login.aspx

From there, I could see the agent's name at the bottom and my "Initial Disclosures for Signature" at the top. Note, the email came from the assistant and not the loan officer himself.

My process

Jumbo loan
April 22nd: Called/Emailed Better.com asking if they match/beat 2 other offers (3.25%)
April 28th: Locked at 3.25 with $1800 closing (Mostly prepaid items)
April/May 28th - 15th: inputted all info...
May 16th: Entered Amex info. Confirmed to sign May 20th.
May 18th: Got 2 quotes from Quicken for 3% with $1500 closing costs. I sent this to Better.com and they were to update and match the 3% with $1500 closing costs on my May 20th sign off date.

Thank you so much for the information! The agent is creating my initial disclosures as of now and I can expect it in 1 to 2 days. Really appreciated the help from both you and lmc387

I have the same problem with LenderFi, they pulled my credit and gave me the approval letter and when I asked for the LE, the agent called me and gave me a verbal quote. He says for LE, I have to pay $500 for the home appraisal and then they will process the loan and will give me the LE. Is this normal with LenderFi?

Locked with better.com tonight. 3%, 30 year fixed conventional loan with $3k of lender credits (plus $2,500 Amex). They beat my best offer by $500, plus the $2,500 Amex credit.

For my agent, he just processed my application submitted around 4 PM and sent me to the new website like CycloneFW does. And I have the Initial Disclosures for Signature there! He just sent me another email to ask if I want to lock their rate right now, which I replied I would still quote around.

So, I guess it depends on the agent.

interesting. how can I switch to different agent? When I ask him specifically, he said, people are shopping around once LE is provided, so they decided not to provide LE until I lock in the rate by paying for the appraisal.

I don't know about LenderFi. But for Better.com, I only got different agent when I register a new account with a different email address!

Also, LenderFi was able to waive my appraisal, that maybe a factor why my agent can send me the link without asking the payment first.

In case that is a factor as well, my property also got a PIW, so not needing to order an appraisal may play a role. That said, it's still shady.

Cardinal Financial quoted me and they were actually competitive, even with their app/origination fees. However, because of the current market, they would not let me lock the rate until I a conditional approval. While I may not like that process that they won't rate lock until conditional approval, it isn't unreasonable.

The LenderFi agent refusing to provide a Loan Estimate to cyno as required by loan for all loan applications is shady. it means they classified you as getting a rate quote, but not submitting an application. LenderFi was not competitive for me (they wanted $6.5k in closing costs for a rate Better offered to do at $1,500 in closing costs), but if they were, such an action would have made me walk. There are other lenders out there.

My closing expert said that I would get a "post-consummation Closing Disclosure" to review as a task item on my portal. It's only been 8 days since funding, so it may be too soon for that. Has anyone seen such a task item on their portal?

I tried 5,6 lenders and so far this is better one, am looking for 20 yr fixed and got 3.125 with $700 closing from them...so I will try to ask for PIW before locking in.

I'm coming up on 5 weeks since I locked my rate and I still don't have a closing date. Just when I was about to close, they realized that I needed an appraisal. That's been over a week and still waiting on them to review the details. It's pretty obvious though that this isn't going to get paid off by the end of May and thus I will 1) Have to pay my old mortgage at the higher rate and 2) Will have to pay the $100 PMI that I was trying to get rid of. I swear I didn't get lucky with the great agents that some of you have had.
Wow that sucks I'm sorry. I rate locked on Friday. An appraisal came out Saturday and completed it. Received an email on today (Tuesday) at 0418 in the morning stating my appraisal was approved and no other info was needed for it.
