EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Wow that sucks I'm sorry. I rate locked on Friday. An appraisal came out Saturday and completed it. Received an email on today (Tuesday) at 0418 in the morning stating my appraisal was approved and no other info was needed for it.
Yep complete BS. I'm going to call them today. It's now been 6 biz days since my appraisal and 4 biz days since they show that it was received. I think that my application is on someone's back burner somewhere.

How long it takes for better to transfer my loan?

My loan got funded May 13th and still there is no news. I'm hoping they dont give me any BS issues like appraisal or some requirements. Although they do warned me that they could do that because of the pandemic/covid which is total pain because mine already took 6weeks to finish

What do you mean by transfer? If you were funded on 5/13, your old loan should have been paid off 5/14. Are you saying your old mortgage hasn't been paid off?

Ahh. There is no clear timeline for that. It could happen at any time (and multiple times over the life of the mortgage). May I inquire into what the concern is about it being moved sold off?

Btw, you can also check out the MERS site [mers-servicerid.org] to see who they list as the investor for your mortgage. It is unlikely that will get updated before Better would tell you, but you never know.

Oh yeah I went through this. It was 'received' but they had notes that they sent back to the appraiser. After 4 days of waiting, I asked for the appraisers phone number to find out what the hold up was in editing a PDF. Turns out the appraiser had no idea there were notes. And we wasted days because Better was too lazy to pick up the phone and call.

You legit need to operate as the mortgage broker with Better. Call every day for status updates. Don't email since they always ignore those. That's the savings, normally you have a mortgage broker to takes a %, in saving that and in saving anything else. You are now that person.

Thanks for this advice. I can definitely see them not having clear instructions to the appraiser. I have only had half success at calling. The loan agent is never available and doesn't call me back. Messages also seem to get lost to her. I'm tempted to call the generic number and talk to whoever I can reach. Thanks for your help though!

My concerns is I read a few pages back that better requiring another appraisal after a few weeks of loan funded. So im assuming if the loan got sold, we dont have to deal with better anymore.

I love when you call and they say they are very busy in an important meeting, but then they put you on hold for 10 seconds and suddenly they aren't in the meeting any longer. lol

I mean, I've started getting more on the agressive when I call, seems to motivate them a bit more.

Gotcha. Will I can see the appeal of that, I wouldn't be concern. You could ultimately tell them to pound sand at that time, if you do not want an appraiser coming to your home. But if you did allow it, hopefully it would simply be an external appraisal.

Mine was "technical difficulties" preventing that specific person from receiving phone calls at the moment.

Where from? I refinanced via better at 3.25% about a month ago. Smaller loan though. Also Nashville area. Looking for 2.75% for 30 years now.

Locked with better.com tonight. 3%, 30 year fixed conventional loan with $3k of lender credits (plus $2,500 Amex). They beat my best offer by $500, plus the $2,500 Amex credit.
Congrats! You have a nice deal (3% for 30 years with $3k lender credit). Do you mind providing the lender's name (that you submitted to Better)? How much was the orig fee?

I have an offer for 3% (30 year fixed) with about $1000 lender credit. Lender orig fee is about $1400.

I emailed this offer to Better and they matched the rate to 3% and provided about $500 lender credit. Better has no orig fee.
