EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Here is my experience so far on this:
5/15 - Started application on better
5/15 - Obtained competitor LE from lenderFi
5/16 - Matched with better and rate locked
5/22 - Everything cleared
5/28 - Better completed and obtained Under writer evaluation and approval Final CD ready for my review
5/28 - Insurance sent updated policy documents with Better as the mortgagee (This is absolutely strange as they should not have done before closing. If you get it be careful) I am leaving it as is as I plan to close in the next week
5/29 - I delayed the closing date due to other factors. If not, I would have closed today on 6/3
6/1 - Obtained updated Final CD and signed off with 6/5 scheduled closing date
6/2 & 6/3 - No further communication from Better on Closing formalities. I expect to receive these tomorrow. if not, I will have to f/u

Strangely, the status shows as funded for my loan. I am not sure how to interpret it until I close and see status change. Do any of you observed it on their home page?
Don't they need to do appraisal?

Many times you can get a property inspection waiver (PIW) waiving the need for an appraisal. Everywhere I applied to for my refi right up front said the appraisal would be waived.

with Better per my understanding, It depends on your LTV (Loan to value). In my case I was around 55% LTV and they decided to waive without me requesting anything. In addition, my competitor quote waived it and I assume they considered it .

You need it for HELOC or solar subordination even if they offer the waiver with a low LTV.

What responsible homeowner wouldn't have a HELOC to tap for emergencies?

From Solar Perspective, I can share that Better requested my Solar Panel agreement as I had them installed and fully paid. As long as we produce the agreement and confirm the payment made through bank transaction we should be good and Appraisal is still waived.

I know I am from CA. I have LE from Owning and Better . Owning is pissed that Better.com is offering me a $2500 credit and Owning loan officer is going bonkers as she is losing my business.
Did you have to apply to get a LE from owning? I was sent only 1 line quote wondering better would match based on that.

My current title company (Chicago Title) is a joke; the title company that Better Mortgage recommended honestly isn't any better (Radian Title)...
My title company (Better Settlement Services) per initial disclosures has taken like two weeks to submit deed. Can we do something at this point in the process? Title is what is holding clearance for closing.

Anyone in Georgia that has been able to find a Title Insurance provider/Attorney Services that are better than Better.com services?
Radian has stopped providing their Title Services. Most of the other online quotes seem to throw out a pretty standard rate.
The fees I received in my LE from Quicken was $500 lower than Better.com but looks like there is no way to get a direct quote from them.

I don't think it's about LTV atleast in my case. Mine is around 80% LTV .... I think it depends on the appraisal value you inputted initially ... if this value is less than what Fannie mae system is showing. Then they can waive the appraisal. In my case my loan officer played around the numbers until we figured the max value that doesn't require the appraisal which I think is already high compare to home sales around my area.

I know this has been asked before, but did not find anyone with success - so asking again. Can anyone confirm that they have received the $2500 Amex credit on a co-branded Amex card, like Hilton or Delta cards? I know blue set of personal cards are issued by Amex and qualify. Hilton and Delta are considered Amex co-branded cards. The T&C say "Amex-branded" cards are not eligible, but not "co-branded".

Will appreciate feedback - I am on the verge of closing 3 loans and $7500 is a lot to mess with.

It was the same for me, LoanDepot was $500 less but I was not told who the attorney or the company was. Better charges $1000 for the same service. I'm in GA as well and I could not find anything cheaper calling around.

I closed and just waiting on the $2500 statement credit now. They sent me an e-mail to set up an account with a mortgage servicer but the info didn't work. Contacting Better.
