I received the following email. Is this normal?

"As part of your loan application process, Better Mortgage Corporation has partnered with PointServ to obtain your IRS Tax Transcripts. As you may be aware, the IRS has temporarily shut down their Tax Transcript Processing Centers due to COVID-19 shelter in place mandates. To avoid potential delays with your loan application, we provide a simple and secure alternative method for providing Tax Transcripts directly to your lender via the IRS Get Transcript ONLINE portal. Please click on the link below and follow the easy steps to complete the process."

As with all loan companies, you need to shop around, and then make each loan company beat the other loan company. If you go straight to better, they won't give you their best, but if you actually haggle around, etc... that's how you'll get the best rate.

A lot of people are using Chicago Title - in this refinance process, turns out Chicago Title missed a vendor lien that was applied against my current home 1 day BEFORE I purchased it. It's not the missing HELOC part that bothers me as much as the "Sorry, we can't do anything" response that irks me.
The purpose of title insurance is to ensure the title is free of any liabilities as it transfers over to the new owner and unfortunately this HELOC/lien issue does happen, but I stopped hearing from Chicago Title for over 2 weeks now (the new title company Better Mortgage proposed Radian Title is albeit not much better).

For the people with problems with Chicago Title, are you making a generalization here? In all my prior mortgages (7 of them), I have never worked with the title company directly. Instead, a lawyer/agent that sells a policy from Chicago Title or whomever is the one doing the search and preparing things, with the title insurance company simply being the underwriter of the policy itself. Are you not having this experience and instead working with Chicago Title directly?

I know Radian's business model is to NOT use agents to save on fees (no middleman), so for them you would indeed be working directly with the title company.

To all that are doing this, be sure to keep an eye on your loan estimate for any changes. They don't notify you if anything changes, so you have to be vigilant on checking it. They recently added in a 12 month premium for HOI even though I currently pay via monthly escrow payments, so I had to send them my HOI renewal doc and they fixed it.

Another tip is don't just keep emailing the person who initially emailed you. They often change the people on your team, so check that info out on their website and contact the right person.

They were quick for me. Did everything quickly, made it clear, the notary had everything they needed and noted the title company was communicating. This was for my refi for my CA house.

I interacted with Chicago Title directly; my latest emails directly to them have gone unanswered to the outstanding Vendor's Lien/HELOC that shows up on the title report which is why my complaint is a direct response to their mistake. Chicago Title evaluated, researched and became the underwriter of the policy.

I had a similar issue. My final LE had a $313 credit back to me. When I completed all tasks later on that amount changed to $1. Which means I lost $312 cash and they never informed me. I immediately emailed them and they fixed it in 24 hours and now I see the $313 cash to me (borrower).

As a side note to folks, I had Better tweak things during the process as well and it was VERY helpful that every time I pulled up a Loan Estimate, I looked at the date & time it printed at the bottom. If this was an LE that was new (even without changed data), I saved it for my records. I similarly had $404 disappear that Better put back in.

My better loan was closed 05/04 . How soon I can apply again with Better as rates are low now?
