I will likely try to get another application in before the deadline in July just in case. I close on June 29 and I am getting a great rate, but if rates go down even more and I can get the $2500 again it may be worth it. It sounds like people are far enough along in the process that we will have some data points before too much longer.

So I might as well get another application in since it's only a soft pull. I recommend others to do the same.

I closed on 2.5% APR for 15yr on a $620K refinance through loan depot few weeks back. Out of Pocket was close to $100. I am wondering if I should look to refinance again as looks like rates are dropping like crazy

My loan officer said all loans through Amex Express's offer had appraisal waived/fees. Just letting people know since a lot of y'all are mentioning appraisals.

Closed on May 2nd 200k 30yr 3.25 approx $1100 credit. Haven't gotten my Amex money yet but thinking it should be soon. Not sure if rates are better now or not. I have prob locked myself out of any good chase CC offers for the next year or so based on their 5/24 rule. I'd like to ensure I get my 2500 before I apply to refi again.

I got 2.5% for my $311k 15 year loan from better.com after beating Owning.com. Where do you see better rates than that?

My options on 500k loan were :
  • 30yr - 2.75% w/ 2500 lender credit (+ Amex)
  • 15yr - 2.25% w/ 1500 lender credit (+ Amex)
The 15 year was tempting, but I'm going with the 30yr. My rates over the last 18 months have gone like this:
  • 5.875% -> 4.25% -> 3.625% -> 3.25% -> 2.75%
Somethings telling me this will be my last refinance for this loan.

Better offered 2.75 for 30 years? I wish i got that.

Tried owning but I guess to get that 2.99 rate you have to have a loan over $300K. It just totally suck. Asked for a LE, they didn't even email it to me. What other lenders have better rates with loans under 300K?

1500 credit ? U mean in LE section A is +ve 1500 or all costs including prepaid is 1500?

IMO for 2.25 .. You need to shell out good amount of money and with title costs not sure if it is worth it..

What state? How did you get 2.75%? And with 2500 lender credit?

How ? What is loan amount ? More than 510K? Which bank ? Did you scare loan officer ?
