While your FICO is important it's not all. I have 800+. I also have my loan with Better at 2.875%, but my lender credit it's only $605. Better initially matched a competing LE by $1000, but at 3% with $2200 in lender credit. The competing lender brought it down to 2.875%. Better matched it, but took off some of the credit down to $602 credit. My net closing is going to end up at about $1400. I think it's a timing thing where Better will beat whatever LE you bring by $1000 on the first LE you give them. Subsequent LEs you bring may be matched only.

I am in AZ and it was a local broker working with UWM, like others that have said before timing is everything and UWM has the lowest rates nationwide, but they dont lend to consumers and you will need to find someone locally who is setup with them.

Interesting. I'm on a similar timeline (at least until today).

​1) Negotiated and locked for 2.500 on a 15 yrs fixed with $902 in points (no lender credit) plus the $2500 AMEX later (Friday May 29)
2) Completed all needed tasks within 2 hours of locking (Friday May 29)
3) Appraisal Waived, Title Report ordered Monday June 1
4) Report Received and Cleared/Approved on Wednesday June 3.
4) Submitted AMEX Card Info on Wednesday June 3

Been waiting since with no updates - I think this wait may be due to my current mortgage company since my actual payoff balance is lower than my initially requested loan amount (had a payment made on June 1) and I have been bugging Better not to include the difference in the financed amount.

wow these guys are fast... Better even got the insurance details from Mercury within 2days of locking loan. They requested title last Thursday and they have it today. My house is a trust (me, wife and daughters). They asked me to change vesting to myself ( as I am the only one getting loan and loan is in my name). Did that online in tasks and submitted. They mentioned they will get the title back into the trust as part of closing process...Very impressed so far.

Hopefully you aren't in OC CA as I am. I went through the same process as you did. I have been stuck in waiting for the deed from title since May 21.

I misread your question. Are you attempting to get the Amex credit after already closing on one refi with Better where you still haven't received the first credit? In that case, I don't know. I know you can get the credit twice on different properties. Not sure if you can get it twice on the same property. Here are the terms and conditions of the credit. I closed with better a few weeks ago and want to refi now with another lender, did not receive credit yet

That's what I don't get and Im worried too .... I'm reading some of the comments here have the same issue. Some of them require an actual appraisal after.

I mean we already got sold to another Lender why the heck we still have to follow better? what will happen if we don't do this?
